* One Airport transfer each way is complimentary, additional trips are charged at USD 25 per trip for up to 7 people

Cancellation Policy
The following cancellation charges will be applicable depending on when the notification of the cancellation is received in writing:

30 days or more before the arrival date:
* Deposit forfeited - but credited for 9 months from the date of the cancellation confirmation. The credit can be used by the client or anyone on their behalf for a reservation for the same villa and during any period.

Within 30 days of the arrival date:
* All deposit payments are forfeited
* The above cancellation charges also apply if the management company cancels the booking due to non-payment of the balance. If the dates of the booking or number of nights booked are changed, this may be treated as a cancellation of the original booking and cancellation charges may apply.
* Any change to the original reservation is subject to the approval of the management company.
* Early departure penalty will be subject to negotiation with the management company.		Rates Exclude
* Daily rates are subject to 10% service charge and 7% tax

Payment Terms
Deposit Payment
* To guarantee your booking, you will be required to pay a deposit equivalent to three (3) nights accommodation, excluding service charge and Tax.

Balance payment
* Full balance is due at least 30 days prior to arrival

Last minute reservations
* In the event that you are making your reservation within 30 days of arrival, full payment may be requested to secure your booking prior to the arrival date

Payments may be made by Telegraphic Transfer to our nominated Hong Kong account.


Baan Wanora was built as a private, luxurious family holiday residence. This 10,000 sq ft villa is spread over two levels and set in grounds of over 17,000 sq ft that boasts lush gardens, beautiful features and a swimming pool, just steps away from a quiet and secluded beach. Every piece of art, sculpture and design element was carefully selected and placed by the owner and interior designer and the result is a beautifully crafted tropical haven that feels both majestic and cosy.

Guests are picked up at the Koh Samui airport by our driver with a member of staff, who will provide refreshments, cold towels and act as a guide as you drive across the island to the villa.

Once you enter the main gates, you will be immersed in a private oasis. The expansive, landscaped front garden is home to a large fish pond, which you traverse to reach the top floor of the main villa. There you will find an extravagantly large open Living Room, Dining Room and Kitchen that is perfectly appointed for entertaining and group activities, or quiet relaxation. We have a comprehensive book, DVD and games library for your enjoyment.

Baan Wanora has three main eating areas: the main Dining Room which seats 12 people, a smaller breakfast area on the large balcony of the upper level which seats 6 people and a sala (gazebo) by the pool bar and beach, perfect for a barbeque lunch or drinks at sunset. Our in-house menu features dishes that will appeal to all palates, with both healthy and delightfully decadent selections.

All 5 bedrooms are en-suite; all rooms and bathrooms are spacious and beautifully decorated. You will find a flat-screen LCD television in every room with a wide range of amenities to help make your stay more comfortable. Everything is custom-made and ordered - even the bed sheets. We have 4 house staff who are specially trained to cater to your needs.

Baan Wanora is a beachfront villa with a wall surrounding the property giving guests direct access to the beach, but with privacy to rest or have a massage by the large, pristine salt-water pool in seclusion. The villa has full-time security staff who keep the property protected.

Baan Wanora is walking distance from the Golden Pagoda, a yoga retreat and a number of restaurants. It is a 15 minute drive to Lamai, which has a number of shops, restaurants and bars.
