Great view and location but past it's hey days

We stayed for a long weekend to celebrated our twin daughter's first birthday. The villa has an unparallelled location. It fronts into a long quiet stretch of beach for walks and sunrise/sunset moments and it is a stone throw from nice restaurants. We frequented Fisherman's Village and Cheong Mon beach which were all less than a 10 minute drive away. Don't think you can find a sweeter spot than this. That said, there are some home(villa) truths that one should be aware of too. All the photos of the villa are all posted by the Management Co. In reality, the villa's interior esp bedroom, cabinetary, furniture and drapery are all very dated. With it comes old faucet issues and shower drainage problems. It's layout is also maze like interwoven by garden and individual pavillions. Not for you if you are one for modern, open villa layouts. We had young babies and the previous reviews all raved about the team which is why we considered this villa to begin with. Our experience was quite the contrary. The villa is marketed with a live in team of four, a villa manager, Am, a cook and another 2 staff. Apart from breakfast and turn down service, they were no where to be seen and we had to specifically look for help when we need it. They seemed reluctant and displeased each time we asked for something. There was no offical check in briefing as to where everything went, explanation on laundry, use of electrical appliances, meal planning, etc. The live in team was also the ' grumpiest' I have ever encountered over my holidays and career in hospitality. For example, we decided to bake the babies a cake, we did not ask for help but Am offered so we said Yes. When the cook came in to help, she out on some real attitude in kitchen. There was definitely something wrong with the whole team. If one has small children and needs lots of support, there are lots of options out there for sea fronting villas, especially if you are going to fly all the way in and fork out over U$1000 a night, you may not want negative vibes looming over your holiday.

Great Villa

Just came back from Samui and had a fab time at Ban Haad Sai. We were 11 adults and would like to say the common areas of the villa are FAB! The beach is at your doorstep and the location of the property is great. The management or owners of the villa need to look into the bathrooms very carefully as they smell a LOT. Am and her team were very good.

Perfect Relaxation for Large Groups

We stayed three nights with two other families, all with young children. In total we had 6 adults, 5 toddlers (3 to 5 years) and a baby. The villa with 6 bedrooms was perfect for us and the luxury of the private spacious grounds really made it a perfect getaway. There are also the indoor and outdoor dining which seats 14 people, a big living room, a TV room, plenty of outdoor lounging spaces and deckchairs, a pool, a kitchen and a gym! The villa even provides two person tandem kayaks for some adventure. Maybe the best thing for me was Am and her onsite team that kept the villa well maintained and provided Thai meals for us. It really made it the complete luxury experience to have a team personally waiting on you only! The beach is literally at your doorstep and the soft sand is best along the stretch. Not sure if they chose the villa for this location, or if there's a team to maintain the beach in front of the villa too! It's a public beach so others will be sharing the space, and giving you envious looks as they see where you're staying. If travelling with multigenerational family or a big group of friends, there really is no better accommodation for the price. The villa provides all that you need to simply relax and laze the day away along the beach. Exactly the reason why you're in Koh Samui.

Paradise found

My family and I have just had the most amazing holiday at Ban Haad Sai. The house feels like a home in paradise. Am and her team made our holiday perfect, looking after us. We had the most amazing Thai food prepared for us. if you want an extra special holiday look no further.

Awesome villa and great staff!!

We stayed 4 nights at Ban Haad Sai and organized our engagement party there. We used all the rooms available. While the weather was not always on our side, the villa is absolutely fantastic! The beach is great and almost deserted, the pool, hammock and relaxing area in the garden are divine and the staff is lovely, very efficient and super discreet, so don't worry about privacy! As some travellers must be wondering (I know I did!), the airport is too far away to bother you and this will definitely not be a problem. We are very picky when it comes to sound nuisance and there is nothing we could fault at all. Location is great! A few minutes away by car from the Fishermen's village and from Chaweng on the other side. The team can organise a car for you or you can very easily rent a car or motorbike. Next to the villa (sharing a wall) is a little hotel called Secret Garden where you can easily go to grab some food (accessible directly from the beach). They have excellent live music on Sunday evenings! The sound system works very well and is ideal for pool parties! The kayaks are a great touch! All in all, a fantastic experience and we cannot wait to come back!

Location

Located on the northern coast of Koh Samui, on Big Buddha beach, the villa is 5 minutes’ drive from the airport and 10 minutes to Chaweng.
The property opens on to the 3km white sand beach from the pool and lawn in a bay that is perfect for year round swimming, jogging and stunning sunsets.
For added protection the beach access and the road access are covered by CCTV. There is no CCTV coverage inside the living areas of the villa to ensure complete privacy for our guests.

Rates Exclude

- Gratuities for household staff are encouraged and normal, but are left entirely up to the guests.
- Telephone, fax and telegram charges, car rental, food, soft drinks and wine/liquor, laundry and dry cleaning, ironing, personal items and expenses due to any other third parties, and any excessive cleaning required upon departure (such as upholstery or rug shampooing, ect.) or replacement of breakage’s
- Groceries are charged at cost plus 20% handling fee or 600 THB, whichever is greater, both subject to 7% government tax.
- Extra bed available at USD 55 + per night per person; Max 2 extra beds per villa, more on specific request and approval only

Cancellation Policy

Flexible Covid-19 cancellation policy:

Flexibility is required for travel planning in these difficult times.

When booking one of our private villas with WRMC (Villa Management), the following flexible cancellation policy will apply.

For all new bookings made from 01st November 2021 onwards:

1. In case you have to cancel your booking and wish to claim with your travel insurance, we will supply you with the required documentation.
2. Alternatively, if there is a travel ban or a do-not-travel advice to Thailand issued by authorities, or if you are subject to government-enforced quarantine, we will be happy to accept your cancellation without charge and give you the option to move your stay within 12 months of the original arrival dates. Credit will be applied for the same amount paid during the reservation and for the same villa. With the credit you can choose your new travel dates at a later stage. A supplement might apply if you choose a higher-priced season.
Terms and Conditions:

* Credit is based on the booking value paid
* Credit valid for 12 months from the arrival date of the initial booking
* Any unused credit will not be refunded and if the booking value is higher, the difference must be paid.

Standard cancellation terms for stays are as follows:

In the event that a guest cancels a confirmed booking, this has to be notified in writing (e-mail acceptable). The cancellation will take effect from the date the written confirmation is received. If the dates of a booking require to be amended, this may be treated as a cancellation of the original booking and cancellation charges may apply. Any changes to the original reservation are subject to the approval of WRMC. The below cancellation charges also apply if WRMC cancels the booking due to non-payment of the balance. For no-show, 100% of the total rental amount will be forfeited. Early departure penalty will be subject to negotiation with WRMC.

The following cancellation charges will generally apply depending on the period of stay:

During Low – Shoulder – High Season:

30 days or more before arrival date:

- All payments are forfeited but credited for 12 months from the date of the cancellation confirmation by WRMC reservations. The credit value can be used by the client or anyone on their behalf upon availability and solely for the villa initially reserved.

Within 1 and 29 days before arrival date:

- All rental payments are forfeited.

During Peak Season/ Christmas & New Year:

75 days or more before arrival date:

- All payments are forfeited but credited for 12 months from the date of the cancellation confirmation by WRMC reservations. The credit value can be used by the client or anyone on their behalf upon availability and solely for the villa initially reserved.

Within 1 and 74 days before the arrival date:

- All rental payments are forfeited.

Payment Terms

To validate a booking request the guest must make the deposit payment within a 5 banking days period. If the funds are not received within a 5 banking days period, WRMC (the Villa Management) reserves the right to void the guest’s booking request and allocates the villa to another guest.
The below deposits, applicable to all villas must be received by WRMC:

During Low – Shoulder – High Season:

- An initial deposit of thirty percent (30%) must be paid to confirm a booking for rentals beginning more than 45 days after the date of booking request.
- A total rental amount (100%) is payable to confirm a booking for rentals beginning 45 days or less after the date of booking request.
- Where a thirty percent (30%) deposit applies the guest must pay the remaining seventy percent (70%) balance not less than 45 days before scheduled arrival date.

During Peak Season/ Christmas & New Year:

- An initial deposit of fifty percent (50%) must be paid to confirm a booking for rentals beginning more than 75 days after the date of booking request.
- A total rental amount of one hundred percent (100%) is payable to confirm a booking for rentals beginning 75 days or less after the date of booking request.
- Where a fifty percent (50%) deposit applies the guest must pay the remaining fifty percent (50%) balance not less than 75 days before scheduled arrival date.

Payments and Security Deposits
A valid credit card from the main guest will be required prior to check in to guarantee incidental charges as well as any possible damage that might occur during the stay. If for whatever reason the main guest does not have a valid credit card with the required balance, cash (USD, EUR, GBP, CHF) will be accepted. However, WRMC has the right impose a different requirement on a case by case basis. Access to the property may be refused if security deposit is not paid in full. The security deposit will normally be refunded at the end of a rental period, after deducting
- All additional expenses incurred on the guest’s behalf (e.g. additional charges for goods, services and staff which have not been directly paid by the guest, and telephone and internet charges, if applicable)
- The cost of replacement or repair for any loss or damage to the property or its surrounds or contents caused during the rental period. If this cost cannot be reasonably determined prior to guest’s departure, WRMC is entitled to withhold a reasonable estimate from the guest’s security deposit, and will return any balance to the guest as soon as possible after the actual cost has been determined.

Description

A luxurious beachfront escape

Expansive living area with courtyard
The two pavilions, each with 330 square meters of living space and deck and courtyard area, are situated side-by-side overlooking a beautiful white sandy beach with Koh Phanghan in the distance. There is a large living room equipped with all amenities, including satellite TV and a music system. Sliding doors from all of the living areas and main bedrooms open onto large teakwood decks, ideal for dining or simply relaxing with a good book.

Lush private gardens
The pavilions share a 1,600 square meter walled garden complete with Thai artefacts and a large double hammock in what can only be described as picture postcard scenery! Surrounded with lush vegetation and mature coconut and tropical trees, the setting preserves everyone's privacy.

Culinary delights and alfresco dining
Each pavilion has its own private access, and there is a fully fitted modern kitchen. The indoor living areas include a fully equipped dining room, and the outdoor decking provides the perfect setting for alfresco dining.
A full time chef is included in the daily rate.

Outdoor spaces with a private pool
The 12 meter pool is floodlit and complete with a sunbathing area. All outdoor seated areas are equipped with deck furniture and umbrellas, and there are pool-side sun loungers. And all this is right by the beach with Koh Phanghan and Big Buddha on the skyline!

Seven stylish bedroom sanctuaries
Each pavilion features 3 air-conditioned bedrooms (2 double and 1 twin), all with en-suite bathrooms. The master bedrooms overlook the beach and have sumptuous bathrooms including a secluded outdoor Balinese bath and shower. All rooms are furnished and equipped to a very high standard. There is a third building near the entrance of the property that has the gym, the seventh bedroom and a bathroom with a bath as well as a shower.
