Location

Baan Phuttarak is located in Choeng Mon, top East-Northern corner of the island. This exclusive gated estate enjoys a stunning hill location, close to the sea. With an almost continuous balmy breeze the villas are naturally cooled by the elements.

The Estate is just 10 minutes from the airport and allows easy access to some of the best entertainment and shopping areas and quality restaurants and hotels in samui. Beautiful Choeng Mon beach is within walking distance and both of popular Chaweng beach, with its shops and nightlife, and Bophut Fisherman's village with its vibrant restaurants, are only a few minutes drive away.

Choeng Mon has for some time been recognized as one of the premier areas of the island and is popular with tourist, residents and investors alike.

Rates Include

- Minimum 7 nights for stays over Christmas or New Year and 10 nights required for stays that overlap both Christmas and New Year
- Electricity, Water, Cleaning and Garden Supplies and local taxes
- Airport transfer are included as all the guests arrive and depart on the same flights. If guests arrive or depart at different times additional charges will apply.
- Daily Continental Breakfast
- Linen and Towels are provided at the villas. These are changed every 3 days. If required more frequent changes can be arranged at extra cost.
- Baby cots and high chairs can be provided free of charge on request (subject to availability)
- Fruit Basket & Welcome Drink
- “Welcome Pack” (6 small bottles water, bread, butter, jam, milk, tea, coffee, sugar)

Rates Exclude

- Gratuities for household staff are encouraged and normal, but are left entirely up to the guests.
- Telephone, fax and telegram charges, car rental, food, soft drinks and wine/liquor, laundry and dry cleaning, ironing, personal items and expenses due to any other third parties, and any excessive cleaning required upon departure (such as upholstery or rug shampooing, ect.) or replacement of breakage’s
- Chef Service - advance booking for chef service is required and subject to availability and is THB 1.500++ per meal (lunch or dinner) or THB 2,500++, per day (lunch and dinner) and subject to 10% service charge + to 7% government tax
- Groceries are charged at cost plus 20% handling fee or 600 THB, whichever is greater, both subject to 7% government tax.
- Extra bed available at USD 55 + per night per person; Max 2 extra beds per villa, more on specific request and approval only

Cancellation Policy

Flexible Covid-19 cancellation policy:

Flexibility is required for travel planning in these difficult times.

When booking one of our private villas with WRMC (Villa Management), the following flexible cancellation policy will apply.

For all new bookings made from 01st November 2021 onwards:

1. In case you have to cancel your booking and wish to claim with your travel insurance, we will supply you with the required documentation.
2. Alternatively, if there is a travel ban or a do-not-travel advice to Thailand issued by authorities, or if you are subject to government-enforced quarantine, we will be happy to accept your cancellation without charge and give you the option to move your stay within 12 months of the original arrival dates. Credit will be applied for the same amount paid during the reservation and for the same villa. With the credit you can choose your new travel dates at a later stage. A supplement might apply if you choose a higher-priced season.
Terms and Conditions:

* Credit is based on the booking value paid
* Credit valid for 12 months from the arrival date of the initial booking
* Any unused credit will not be refunded and if the booking value is higher, the difference must be paid.

Standard cancellation terms for stays are as follows:

In the event that a guest cancels a confirmed booking, this has to be notified in writing (e-mail acceptable). The cancellation will take effect from the date the written confirmation is received. If the dates of a booking require to be amended, this may be treated as a cancellation of the original booking and cancellation charges may apply. Any changes to the original reservation are subject to the approval of WRMC. The below cancellation charges also apply if WRMC cancels the booking due to non-payment of the balance. For no-show, 100% of the total rental amount will be forfeited. Early departure penalty will be subject to negotiation with WRMC.

The following cancellation charges will generally apply depending on the period of stay:

During Low – Shoulder – High Season:

30 days or more before arrival date:

- All payments are forfeited but credited for 12 months from the date of the cancellation confirmation by WRMC reservations. The credit value can be used by the client or anyone on their behalf upon availability and solely for the villa initially reserved.

Within 1 and 29 days before arrival date:

- All rental payments are forfeited.

During Peak Season/ Christmas & New Year:

75 days or more before arrival date:

- All payments are forfeited but credited for 12 months from the date of the cancellation confirmation by WRMC reservations. The credit value can be used by the client or anyone on their behalf upon availability and solely for the villa initially reserved.

Within 1 and 74 days before the arrival date:

- All rental payments are forfeited.

Payment Terms

To validate a booking request the guest must make the deposit payment within a 5 banking days period. If the funds are not received within a 5 banking days period, WRMC (the Villa Management) reserves the right to void the guest’s booking request and allocates the villa to another guest.
The below deposits, applicable to all villas must be received by WRMC:

During Low – Shoulder – High Season:

- An initial deposit of thirty percent (30%) must be paid to confirm a booking for rentals beginning more than 45 days after the date of booking request.
- A total rental amount (100%) is payable to confirm a booking for rentals beginning 45 days or less after the date of booking request.
- Where a thirty percent (30%) deposit applies the guest must pay the remaining seventy percent (70%) balance not less than 45 days before scheduled arrival date.

During Peak Season/ Christmas & New Year:

- An initial deposit of fifty percent (50%) must be paid to confirm a booking for rentals beginning more than 75 days after the date of booking request.
- A total rental amount of one hundred percent (100%) is payable to confirm a booking for rentals beginning 75 days or less after the date of booking request.
- Where a fifty percent (50%) deposit applies the guest must pay the remaining fifty percent (50%) balance not less than 75 days before scheduled arrival date.

Payments and Security Deposits
A valid credit card from the main guest will be required prior to check in to guarantee incidental charges as well as any possible damage that might occur during the stay. If for whatever reason the main guest does not have a valid credit card with the required balance, cash (USD, EUR, GBP, CHF) will be accepted. However, WRMC has the right impose a different requirement on a case by case basis. Access to the property may be refused if security deposit is not paid in full. The security deposit will normally be refunded at the end of a rental period, after deducting
- All additional expenses incurred on the guest’s behalf (e.g. additional charges for goods, services and staff which have not been directly paid by the guest, and telephone and internet charges, if applicable)
- The cost of replacement or repair for any loss or damage to the property or its surrounds or contents caused during the rental period. If this cost cannot be reasonably determined prior to guest’s departure, WRMC is entitled to withhold a reasonable estimate from the guest’s security deposit, and will return any balance to the guest as soon as possible after the actual cost has been determined.

A stylish, relaxing island getaway

Cool open plan interiors
The villa is designed with an extremely large open plan dining and living area downstairs that includes a separate TV room at close proximity. Teak flooring is carried throughout the corridors, all of the bedrooms and the magnificent connecting staircase, whilst an unusual collection of Asian antiques, collected by the owner over a number of years, is on display for all guests to enjoy. The villa is air conditioned throughout but sometimes the balmy tropical winds at night are much nicer than the artificially cooled air of modern life.

Outdoor relaxation spaces
The villa offers various areas perfect for relaxing, with your family, or on your own with a good book! The outside bar is a particularly great gathering place in the evenings (or a good place to get out of the sun in the daytime) and is relaxing with its own music system.

Dining with a view
The dining facility is indoors although there is an outdoor bar area close to the swimming pool and a Sala area with 2 very comfortable reclining beds. All of this with stunning views over Choeng Mon beach and the islands to the west of Samui and Koh Phagnan to the North, what more could you ask for!? … A chef can be arranged, if you really want to put your feet up!

Pool, jacuzzi and gardens
The 65 square metre black tiled pool, surrounded by lush tropical vegetation, also boasts a built in Jacuzzi that can be enjoyed whilst sipping a sundowner with friends.

Luxuriant double bedrooms
Baan Phuttarak has four spacious double bedrooms, with teak flooring. The rooms are all individually themed colour wise, and the beds are of extremely high quality and are very comfortable with thick mattresses. All bedrooms are en-suite and the house is fully air-conditioned throughout. In addition, all of the bedrooms have satellite TV so different channels can be enjoyed by all residents.
