Late check outs up to 6.00pm may incur a half day charge, after 6.00pm a full day may be charged. Every effort will be made to accommodate other check in/out times but will depend on availability.


Cancellation Policy
All cancellations must be advised in writing and will take effect the day we receive it. Standard Cancellation Terms apply however where possible we voluntarily negotiate with the hotels and service providers on your behalf and refund all recoverable costs for cancellations beyond our terms and conditions.

Our standard cancellation policy is as follows:

Off Peak Period
• If you cancel more than 45 days prior to arrival the deposit is non-refundable.
• If you cancel between 30 and 45 days prior to arrival the cancellation is 40% of the villa price.
• If you cancel between 15 and 29 days prior to arrival the cancellation is 60% of the villa price.
• If you cancel between 14and 0 days prior to arrival the cancellation is 100% of the villa price.

Peak Period. (December 15 to January 15)
• If you cancel more than 45 days prior to arrival the deposit is non-refundable.
• If you cancel between 0 and 45 days prior to arrival the cancellation is 100% of the villa price. 		Rates Exclude

Payment Terms
A deposit is payable to when you confirm your booking. The deposit amount may vary depending on the seasonality. We will advise the exact deposit. The deposit is non refundable and is taken on behalf of the property and is required to secure the accommodation. For all bookings once we receive the non refundable deposit we will provide you with a booking voucher with the full villa or hotel details giving confirmed dates and full details of the booking. In all villa bookings full payment must be received one month in advance.

For a villa booking a security deposit equal to one day's rent may be payable on your arrival by way of cash. The deposit will be used as security for any damages and or charges incurred by you during your stay. This amount less any chargeable items will be returned to you upon departure.


This majestic estate house was a major local landmark in the 1800s treasured for its peaceful ambiance, surrounded as it is by rubber and tea, rice fields and jungle. The present plantation house with its fine two-tiered Balinese roof was built on the foundations of the old estate house and is set within ten acres of mature gardens whose colourful flowerbeds, tranquil waterways, tropical vegetation and organically grown fruits, vegetables and herbs transform it into a gardeners' paradise, making it ideal for those seeking escape from everything and everyone. A stay at Iluketiya will catapult you into Sinhalese village life while complimentary bicycles and self-guided walks further allow you to cherish the scene as you are freely at will to explore the local villages, tea factories and temples.

The main house at Iluketiya comprises four beautiful suites that each open onto a central ornamental pool, a large living room furnished with giant bamboo furniture, lacquered Chinese cabinets, antiques and paintings from Indonesia, a kitchen and an upstairs library with a never-ending source of reading material. The house features nine matching carved temple doors and sweeping verandahs on three sides of the living area furnished with planter's chairs that give guests ample space for relaxation, numerous opportunities to soak in the beautiful botanical vistas and spaciously dine in the open air. A picturesque swimming pool located at the heart of the lush garden is beautifully sited in an excellent place to watch the numerous birdlife in the trees at sunset.

Each of the highly unique suites at Iluketiya is evocatively named after tropical flowers found in Sri Lanka and decorated with suitable colour schemes and exquisite bed linen. In the main house there is Hibiscus, Lotus and Citronella which are all large double en-suite bedrooms - and a smaller en-suite – Water Lily - more suitable for a single traveller. The suites can be rented individually or a group can take over the whole villa. The main house is better suited for families with children.

A little walk from the main house is the Pond House – a highly private and romantic setting whose two suites and decked verandah seem to float above the Monet-like lily pond in a sea of purple and blue. Ginger and Jasmine suites are especially private and feature open-air bathtubs in their en-suite bathrooms. The Pond House suites may also either be rented individually or as a two-room house with private living area, pantry and personal butler service.

The highlight of the Pond House is the swing suspended evocatively over the edge of the lily pond while a personal butler is on hand to serve guests cool drinks and snacks whenever they please. The food at Iluketiya is delicious – especially the rice and curry spread – and it is only a short ten-minute drive to the beach at Talpe.
