Late check outs up to 6.00pm may incur a half day charge, after 6.00pm a full day may be charged. Every effort will be made to accommodate other check in/out times but will depend on availability.


Cancellation Policy
All cancellations must be advised in writing and will take effect the day we receive it. Standard Cancellation Terms apply however where possible we voluntarily negotiate with the hotels and service providers on your behalf and refund all recoverable costs for cancellations beyond our terms and conditions.

Our standard cancellation policy is as follows:

Off Peak Period
• If you cancel more than 45 days prior to arrival the deposit is non-refundable.
• If you cancel between 30 and 45 days prior to arrival the cancellation is 40% of the villa price.
• If you cancel between 15 and 29 days prior to arrival the cancellation is 60% of the villa price.
• If you cancel between 14and 0 days prior to arrival the cancellation is 100% of the villa price.

Peak Period. (December 15 to January 15)
• If you cancel more than 45 days prior to arrival the deposit is non-refundable.
• If you cancel between 0 and 45 days prior to arrival the cancellation is 100% of the villa price.

Rates do NOT include breakfast.

Payment Terms
A deposit is payable to when you confirm your booking. The deposit amount may vary depending on the seasonality. We will advise the exact deposit. The deposit is non refundable and is taken on behalf of the property and is required to secure the accommodation. For all bookings once we receive the non refundable deposit we will provide you with a booking voucher with the full villa or hotel details giving confirmed dates and full details of the booking. In all villa bookings full payment must be received one month in advance.

For a villa booking a security deposit equal to one day's rent may be payable on your arrival by way of cash. The deposit will be used as security for any damages and or charges incurred by you during your stay. This amount less any chargeable items will be returned to you upon departure.


With a staff of six to cater to your every need, the fantasy of this two and a half acre island can be enjoyed all to yourselves with no disruptions or disturbances, completely sealed from the outside world. Only accessible by wading through the slow-moving surf, the statuesque neo-Palladian mansion of Taprobane is surrounded by beautiful tropical gardens which enjoy 360 degree ocean views. Designed and built in the 1920s by the eccentric Count de Mauny-Talvanade, the house has played host to dignitaries, aristocracy, luminaries, romantics and fantasists over the years as well as the famous writers Arthur C. Clarke and Paul Bowles.

The octagonal shape of the main house allows for the appreciation of the panorama of every angle from the wraparound verandahs. Rooms revolve outwards from a grand central space characterised by a 30m high domed roof and it is as open plan as possible to allow for the cool flow of air. The main house features comfortable living areas decorated with cut flower displays and three suites while two more are located on a lower level of the house reached by winding sandy pathways through a tropical garden enhanced by frangipanis, hibiscus, bougainvillea, heliconia and palms. Living spaces are airy and bright, enhanced by cool terrazzo floors, high ceilings and white walls adorned with pictures, photographs and modern art by Saskia Pringers.

Taprobane sleeps ten people comfortably in its five rooms. Each suite is furnished with beautiful antique chests and writing desks topped with photographs and table lamps while bookshelves provide plenty of interesting reading material. Rooms are fan cooled and feature comfortable beds dressed in white cotton sheets. Vibrant fabric cushions and throws add a splash of colour. Taprobane can be rented by the room or in its entirety.

Taprobane's garden is big enough to get lost in, to the south is a rock pool suitable for bathing while to the east is a picturesque infinity pool raised above the surf enabling you to watch the speeding catamarans loaded with fisherman making their way to and from the bay. Scenic dining opportunities are endless and cocktails on the west verandah are a must at sunset. While artists, writers and romantics will love Taprobane's seclusion and privacy, groups of friends and families looking for adventure will revel in its convivial atmosphere.
