Cancellation Policy
* Your deposit or payment will only be refunded, if we are able to re-let the villa. We will charge US$ 100 cancellation fee, and any bank charges incurred by us in the refund.
* If you wish to change the date of your stay, and have already paid a deposit or the full amount, we will try our utmost best to accommodate you, subject to a 100 US$ administration fee. If this is not possible, or the dates we offer are not acceptable, the booking will be cancelled as per point 1 above.
* In the very unlikely event that we need to cancel your booking prior to the date of your arrival, you will be entitled to a full refund of all monies paid. 		Rates Exclude
* 15% VAT

Payment Terms
* If your booking is made more than 30 days prior to the arrival date, a 50% deposit is required to secure the booking.
* We require the 50% deposit within 48 hours of your booking confirmation; otherwise, we will be unable to guarantee the booking.
* If your stay at the property is within 30 days of your arrival date, you are required to pay the full price of the property rental.
* After paying the 50% deposit; should you fail to pay the balance of 50% 30 days prior to your arrival-date, we reserve the right to cancel the booking subject to our cancellation charges. The management company will not be held responsible for your failure of doing so.
* Payments are to be made in UK Sterling, US dollars or Sri lankan Rupees. A pre-agreed exchange rate must be made with the management company.
* We do not accept credit card bookings.
* All payments due must be made in full. Any bank charges relating to the transfer of funds must be borne by the person making the booking, and not by the management company.
* You will be asked to pay a cash security deposit on arrival at the property. The deposit is security against any damages or charges that may arise during your stay. The amount of the deposit will be equal to one days rent.


The Old Palm House is a Ceylon style hill top villa.

Beautifully furnished, with large living room, and verandah with views of the jungle and paddy fields below. You can even see the ocean in the far distance from the open air dining room.

The villa has 3 double bedrooms. Two main bedrooms with lovely open roofed bathrooms. The third bedroom comes with a bathroom that has a tub. There is a fourth small bedroom with a single bed (nanny or child, no wardrobe .. just a bed), sharing the bathroom of the third double.

Lush tropical grounds and big garden sloping down the hill. The swimming pool is designed in such a way as to blend in with its' natural surroundings. Next to the swimming pool you find a large Ambalama (lounge area), with comfy cushions to spend the afternoon.

An ideal family holiday villa where you can enjoy lazy long lunches in the open air dining room as monkeys prance around in the surrounding jungle.

The Old Palm House is located approximately 15 minutes south of the historic Galle Fort. The beaches of the Indian Ocean are just a ten minute drive away. Other attractions in the area are the Turtle Hatchery, Kogalla Lake for boat trips, Tea plantations and for people willing to make a little trip there is the Singaraja Rain Forest, Yala National park, Uwu Walawe National Park and Bundala National Park.
