This villa has been in a fair bit better condition than it is now.Paul C tried very hard to solve the many minor issues we had which together made the villa disapointing.It was clean and the maid service excellentOverall all thailand homes staff were good in fact.I stayed at the villa next door last year and this villa is of a lower standard.I thought I was renting a jaguar and ended up with a mini

Great location and well maintained villa

We were 19 of us and rented two villas. I stayed in this and it was a perfect place. The pool was clean and was of a decent size. The staff are really helpful and went out of their way to help us with all our needs. They also organized activities for us during the day. I would recommend this place for a group of friends or a big family.

A very comfotable villa

there were 10 of us staying in Thailand villa 138/117 - Baan-DuanChai. it was a very comfortable villa and the price and service was excellent. paul and the team did a wonderful job of meetimg any need we had. the vehicle supplied was excellent and very necessary to get around when you want. for 10 people the accomodatioon is the best you could get it is very economical. paul you and the team did a wonderful job for us. we had another 7 people in another villa and we always look back on that trip as being very enjoyable ans we will use Thailand Holiday Homes in Pattaya again or one of their other locations

total relaxing time.

Stayed in this bungalow 2 time,s and the property and the service is excellent, spent year,s staying in different hotel,s and i wish i,d a looked into staying these propertys as your time spent is by far more relaxing and private. Cleaners come every day and do an excellent job they clean up everything, we were a group of 3 lads and i,d advise any other,s who are planning a trip to pattaya to book one of thailand holiday home,s property,s as you,ll enjoy pattaya a lot more, party hard and relax as much as you want it,s perfect, and the price and value is way way cheaper then staying in a hotel, also haveing the use of a car is great aswell, and when booking your stay paul is very helpfull and make,s the booking quick and straight forward, thing,s are that good i,m already booked up for next xmas.... not much more to say apart from the property the service is 5 star and i,ll be staying in these property,s for year,s to come.

Location

This beautiful holiday home is set in a quiet, gated community only a short one kilometer drive from Jomtien Beach - the most popular seaside enjoyment venue in the area. Even though the house is in a private location, all of the amenities of Pattaya city centre are within a 10-minute drive so getting to major retailers and shopping malls is quick and easy.

Famous nighttime attractions like the Walking Street and Alangkarn Theatre are a fifteen minute drive and there are a multitude of restaurants of varied cuisines nearby. Also not far are some of the region's most famous sites like the Big Buddha, Silverlake Vineyards and the Floating Market.

Rates Include

* Free internet access.
* Daily maid service is included in the price of your property except Palm Grove Pool Villas, Na Jomtien Executive Suites and View Talay Pool Villas or as described separately in the property description.; includes a daily clean of your Villa and making of the beds, it does not include washing up your dishes. If this service is required an offer to the maids of a nominal contribution will usually suffice.
* Water and Electricity. The price includes a daily allowance for free mains water and electricity.
Properties up to and including 4 bedrooms have 57 Kw units allowance per day.
Properties of 5 bedrooms and above have 100 Kw units allowance per day.
If your free allowance is exceeded, a charge of 7 (seven) Baht per unit will be made. This is deductible from your refundable security deposit on check-out.
* Your towels will be changed every other day and bed linen every four days. Extra towels can be provided if required at a laundry charge of 10 Baht per towel per day and extra changes of bed linen charged at 350 Baht per bed per time.
* Each bathroom will be provided with an initial set of shampoo, shower gel and toilet paper. Other than this, we do not provide any further toiletries.

* Refundable Security Deposit: Upon check-in, we require a refundable security deposit, payable in cash, in any currency.
The amount of the refundable deposit is dependent upon the size of the property. These amounts below are general guidelines only and some villas may require a larger deposit. Please consult your booking form or submit an enquiry for the exact amount.

Tariff:
Properties up to and including 3 bedrooms = 5,000 Baht
4 & 5 bedroom properties = 10,000 Baht
6 bedroom properties and above = 15,000 Baht

The deposit will be refunded in cash, in the currency given, in full, upon the departure of all guests in the party provided it is mutually agreed between the guest and the Management representative that no damage has been inflicted whatsoever on the property, its contents, the pool (if any) or any other aspect pertaining to the property, that ALL payments have been met and that ALL keys for the property and the personal safe, are returned to the Management representative.

Cancellation Policy

Cancellation by the Guest
It is understood that cancellations due to unforeseen circumstances occur from time to time. Please ensure you have adequate insurance cover for this eventuality.

Our refund policy is as follows:
Booking Deposit 20% - No Refund under any circumstances.
Cancellation 57 to 31 days before arrival: Refund = 50% of monies paid excluding deposit
Cancellation less than 30 days before arrival: No Refund under any circumstances

Please be aware that if you cancel your villa booking you will lose the 20% deposit.

Cancellation by the Property Management
It is extremely unlikely this would ever be the case due to the number of properties we own and manage. However, we reserve the right to find you alternative accommodation similar to that booked or refund all monies paid, this will be at our discretion.
We cannot accept any further liability other than the above.

Please ensure you have purchased adequate insurance cover.

Payment Terms

Booking Deposit & Booking Details
If the period of occupancy is more than 56 days from the date of booking, a 20% deposit is required to reserve the property at the time of booking. (50% on some booking platforms) A further 30% is to be paid no less than 56 days before arrival and the remaining balance must be paid no less than 14 days before arrival. (30 days on some booking platforms)

If the period of occupancy is less than 56 days from the date of booking, a 50% deposit is required to reserve the property at the time of booking, and the full balance must be paid no less than 14 days before arrival. (30 days on some booking platforms)

If the period of occupancy is less than 14 days from the date of booking, 100% of the booking value must be paid at the time of booking. Deposits are to be paid within five (5) working days. If payment is not received, except by prior arrangement, the company reserves the right to re-let the dates offered. If payment is not received within that period, we will issue a Notice of Cancellation.
Unless otherwise agreed in writing, after a further 48 hours without payment or any correspondence, the booking will be cancelled.

The number of persons occupying the property should not be more than the maximum allowable number of occupants.
Any extra persons found to be occupying the property will be charged per night at a rate equivalent to the seasonal daily rate of the property, divided by the maximum allowable number of occupants, as dictated by the quantity of beds (single or double) within the property.

This will be a minimum charge of THB 500.00 per person.

Failure to pay this fee by the additional guest or group leader, as stated on the Managements booking form, will result in the additional guest being asked to leave the premises.
