This unusual and unique holiday home sits behind a remote control security gate on a quiet side street only 200 meters from a relatively unknown beach where you can relax unbothered by crowds or touts. Yet you are close enough to Pattaya centre to take advantage of the shopping at Tesco Lotus, Big C or Makro and at the Floating Market. At night you can drive easily to the many restaurants and then to the Walking Street with its bars and music venues.

Rates Include

* Free internet access.
* Daily maid service is included in the price of your property except Palm Grove Pool Villas, Na Jomtien Executive Suites and View Talay Pool Villas or as described separately in the property description.; includes a daily clean of your Villa and making of the beds, it does not include washing up your dishes. If this service is required an offer to the maids of a nominal contribution will usually suffice.
* Water and Electricity. The price includes a daily allowance for free mains water and electricity.
Properties up to and including 4 bedrooms have 57 Kw units allowance per day.
Properties of 5 bedrooms and above have 100 Kw units allowance per day.
If your free allowance is exceeded, a charge of 7 (seven) Baht per unit will be made. This is deductible from your refundable security deposit on check-out.
* Your towels will be changed every other day and bed linen every four days. Extra towels can be provided if required at a laundry charge of 10 Baht per towel per day and extra changes of bed linen charged at 350 Baht per bed per time.
* Each bathroom will be provided with an initial set of shampoo, shower gel and toilet paper. Other than this, we do not provide any further toiletries.

* Refundable Security Deposit: Upon check-in, we require a refundable security deposit, payable in cash, in any currency.
The amount of the refundable deposit is dependent upon the size of the property. These amounts below are general guidelines only and some villas may require a larger deposit. Please consult your booking form or submit an enquiry for the exact amount.

Tariff:
Properties up to and including 3 bedrooms = 5,000 Baht
4 & 5 bedroom properties = 10,000 Baht
6 bedroom properties and above = 15,000 Baht

The deposit will be refunded in cash, in the currency given, in full, upon the departure of all guests in the party provided it is mutually agreed between the guest and the Management representative that no damage has been inflicted whatsoever on the property, its contents, the pool (if any) or any other aspect pertaining to the property, that ALL payments have been met and that ALL keys for the property and the personal safe, are returned to the Management representative.

Cancellation Policy

Cancellation by the Guest
It is understood that cancellations due to unforeseen circumstances occur from time to time. Please ensure you have adequate insurance cover for this eventuality.

Our refund policy is as follows:
Booking Deposit 20% - No Refund under any circumstances.
Cancellation 57 to 31 days before arrival: Refund = 50% of monies paid excluding deposit
Cancellation less than 30 days before arrival: No Refund under any circumstances

Please be aware that if you cancel your villa booking you will lose the 20% deposit.

Cancellation by the Property Management
It is extremely unlikely this would ever be the case due to the number of properties we own and manage. However, we reserve the right to find you alternative accommodation similar to that booked or refund all monies paid, this will be at our discretion.
We cannot accept any further liability other than the above.

Please ensure you have purchased adequate insurance cover.

Payment Terms

Booking Deposit & Booking Details
If the period of occupancy is more than 56 days from the date of booking, a 20% deposit is required to reserve the property at the time of booking. (50% on some booking platforms) A further 30% is to be paid no less than 56 days before arrival and the remaining balance must be paid no less than 14 days before arrival. (30 days on some booking platforms)

If the period of occupancy is less than 56 days from the date of booking, a 50% deposit is required to reserve the property at the time of booking, and the full balance must be paid no less than 14 days before arrival. (30 days on some booking platforms)

If the period of occupancy is less than 14 days from the date of booking, 100% of the booking value must be paid at the time of booking. Deposits are to be paid within five (5) working days. If payment is not received, except by prior arrangement, the company reserves the right to re-let the dates offered. If payment is not received within that period, we will issue a Notice of Cancellation.
Unless otherwise agreed in writing, after a further 48 hours without payment or any correspondence, the booking will be cancelled.

The number of persons occupying the property should not be more than the maximum allowable number of occupants.
Any extra persons found to be occupying the property will be charged per night at a rate equivalent to the seasonal daily rate of the property, divided by the maximum allowable number of occupants, as dictated by the quantity of beds (single or double) within the property.

This will be a minimum charge of THB 500.00 per person.

Failure to pay this fee by the additional guest or group leader, as stated on the Managements booking form, will result in the additional guest being asked to leave the premises.

Description

The best of Thai design

Located in a quiet sub-soi (small road) in its own secure compound, this unique hexagon shaped house with its four extending wings gets its name, Baan Wat (lit. temple house), from the sweeping, traditional temple-style roofs atop both the main and caretakers buildings. One can't help but feel the stresses and strain of the world melt away, replaced by a feeling of peace and tranquility, the moment the remote-controlled front gate slides open to reveal the main two-story building set under the shade of towering palms, mature mango trees, and flowering Thai orchids.



The traditional Thai teak door with intricate gold embossed wooden fretwork side panels opens onto the capacious central, circular-shaped slate floor entrance with the feeling of openness and space added to by the towering, cathedral-like pyramid ceiling. This feeling of spaciousness is enhanced by the four wings extending out from the main entrance foyer.



In catering to the needs of people with disabilities, one of the ground floor wings contains a spacious bedroom leading to a luxurious en suite bathroom with separate shower and bath facilities, and a separate walk-in dressing area with inbuilt teak wardrobes. In another of the wings extending from the entrance foyer is the spacious, open-plan kitchen – and what a kitchen it is. This is a kitchen that can easily turn out quick snacks to be eaten at the casual dining setting or, under the control of a skilled cook, capable of turning out any meal imaginable, or cater for large numbers of guests. The marble topped benches provide ample preparation space, while the island cooktop features gas and electric hotplates, an effective exhaust hood guaranteeing cooking smells are quickly and efficiently exhausted outside, and a full-size oven. Just a short walk away is the formal dining room, the focal point of which is a large antique teak wood dining table with seating for 12, with expansive views one way to the inviting in-ground pool and the shady, private garden the other. Complete with its own refrigerated drinks cabinet, bar and fully equipped washroom, the dining room oozes space and charm and is the perfect setting for long, multi-course meals and lengthy mealtime conversations.



The fourth ground floor wing houses the living room, equipped with comfortable over-stuffed lounge chairs and sofas providing views of the shady front garden one way and the crystal-clear in-ground swimming pool to the other, while a 42-inch plasma TV, CD/DVD entertainment system, cable TV decoder and sound-system speakers cater to your entertainment needs. Deep brownish-orange terracotta tiles are used with great effect to contrast with the rich teak balustrade and balusters leading to the first floor, with four wings branching off from the circular walkway.



While each of the upper floor bedrooms is as spacious and impressive as the other, it is the master suite with its oversize 7' x 7' (about 213 x 213cm) four-poster island bed, complete with white linen curtains that can't but impress the most. Each of the four upstairs bedrooms feature one of the four different styles of parquet flooring possible, and all lead to luxurious en suite bathrooms with glass-walled showers, separate bath tubs and luxurious marble wash tables. For the person or people lucky enough to occupy the master suite, the bathroom also contains a large, two person spa-tub. Naturally all rooms on the top and bottom floors are individually air-conditioned, and all bedrooms are equipped with large-screen televisions, cable access, CD/DVD players, and entertainment system speakers.



A fully equipped laundry complete with a large modern automatic washing machine and tumble dryer, building-wide hi-speed wireless internet, ceiling fans in each room, tasteful up and down mood lighting, fully screened and quality fabric curtained windows, and modern security system compliment the rest of the luxurious features and high-quality materials used throughout the house.



For guests who don't wish to make the 10-minute walk to the clear water and white-sand at Wong Amat Beach, the in-ground crystal clear swimming pool located between the dining and living room, with its paved terrace and striking waterfall and fresh water wash-off shower, is the perfect solution. The pool, lawns and gardens, along with general cleaning and security are all taken care of by two Western trained staff who live onsite in their own private, detached accommodation, ensuring the extensive grounds and swimming pool are maintained to the highest possible levels.



While the onsite staff will prepare meals and wash laundry for an additional fee, just a few minutes' walk away guests will find a range of restaurants providing Japanese, Russian, Thai and Swiss meals, in addition to numerous bars, restaurants and entertainment venues at the nearby 5-star Lost World themed resort. Other facilities just a few minutes' walk away include ATMs, 24-hour mini-markets, spas and salons, as well as a stop on the baht bus route providing efficient and cheap travel into the heart of Pattaya.
