The Rockpool Restaurant has the best name on the Island and the food served here is absolutely delicious. Its location could not be better as the restaurant extends over the sea shore with fabulous ocean views. A meal here truly is a wonderful dining experience. While on the subject of the ocean and sea shore your holiday home is just a walk away from the beautiful Choeng Mon Beach. This is one of the Islands best kept beach secrets and you are sure to be regular visitors to its inviting sands and warm waters.

Rates Include

* Free internet access.
* Daily maid service is included in the price of your property except Palm Grove Pool Villas, Na Jomtien Executive Suites and View Talay Pool Villas or as described separately in the property description.; includes a daily clean of your Villa and making of the beds, it does not include washing up your dishes. If this service is required an offer to the maids of a nominal contribution will usually suffice.
* Water and Electricity. The price includes a daily allowance for free mains water and electricity.
Properties up to and including 4 bedrooms have 57 Kw units allowance per day.
Properties of 5 bedrooms and above have 100 Kw units allowance per day.
If your free allowance is exceeded, a charge of 7 (seven) Baht per unit will be made. This is deductible from your refundable security deposit on check-out.
* Your towels will be changed every other day and bed linen every four days. Extra towels can be provided if required at a laundry charge of 10 Baht per towel per day and extra changes of bed linen charged at 350 Baht per bed per time.
* Each bathroom will be provided with an initial set of shampoo, shower gel and toilet paper. Other than this, we do not provide any further toiletries.

* Refundable Security Deposit: Upon check-in, we require a refundable security deposit, payable in cash, in any currency.
The amount of the refundable deposit is dependent upon the size of the property. These amounts below are general guidelines only and some villas may require a larger deposit. Please consult your booking form or submit an enquiry for the exact amount.

Properties up to and including 3 bedrooms = 5,000 Baht
4 & 5 bedroom properties = 10,000 Baht
6 bedroom properties and above = 15,000 Baht

The deposit will be refunded in cash, in the currency given, in full, upon the departure of all guests in the party provided it is mutually agreed between the guest and the Management representative that no damage has been inflicted whatsoever on the property, its contents, the pool (if any) or any other aspect pertaining to the property, that ALL payments have been met and that ALL keys for the property and the personal safe, are returned to the Management representative.

Cancellation Policy

Cancellation by the Guest
It is understood that cancellations due to unforeseen circumstances occur from time to time. Please ensure you have adequate insurance cover for this eventuality.

Our refund policy is as follows:
Booking Deposit 20% - No Refund under any circumstances.
Cancellation 57 to 31 days before arrival: Refund = 50% of monies paid excluding deposit
Cancellation less than 30 days before arrival: No Refund under any circumstances

Please be aware that if you cancel your villa booking you will lose the 20% deposit.

Cancellation by the Property Management
It is extremely unlikely this would ever be the case due to the number of properties we own and manage. However, we reserve the right to find you alternative accommodation similar to that booked or refund all monies paid, this will be at our discretion.
We cannot accept any further liability other than the above.

Please ensure you have purchased adequate insurance cover.

Payment Terms

Booking Deposit & Booking Details
If the period of occupancy is more than 56 days from the date of booking, a 20% deposit is required to reserve the property at the time of booking. (50% on some booking platforms) A further 30% is to be paid no less than 56 days before arrival and the remaining balance must be paid no less than 14 days before arrival. (30 days on some booking platforms)

If the period of occupancy is less than 56 days from the date of booking, a 50% deposit is required to reserve the property at the time of booking, and the full balance must be paid no less than 14 days before arrival. (30 days on some booking platforms)

If the period of occupancy is less than 14 days from the date of booking, 100% of the booking value must be paid at the time of booking. Deposits are to be paid within five (5) working days. If payment is not received, except by prior arrangement, the company reserves the right to re-let the dates offered. If payment is not received within that period, we will issue a Notice of Cancellation.
Unless otherwise agreed in writing, after a further 48 hours without payment or any correspondence, the booking will be cancelled.

The number of persons occupying the property should not be more than the maximum allowable number of occupants.
Any extra persons found to be occupying the property will be charged per night at a rate equivalent to the seasonal daily rate of the property, divided by the maximum allowable number of occupants, as dictated by the quantity of beds (single or double) within the property.

This will be a minimum charge of THB 500.00 per person.

Failure to pay this fee by the additional guest or group leader, as stated on the Managements booking form, will result in the additional guest being asked to leave the premises.

Summitra Pavilion Villa No. 5 is set in 400 sq. metres of tropical, landscaped garden to give you an immediate feeling of relaxation. The villa also offers privacy in that no other property overlooks it. You will certainly make the most of the private swimming pool, covered Sala for relaxing in the shade and the spacious outdoor terrace with its dining area. This terrace blends easily into the pavilion which is your open plan living space and contains a fully fitted and equipped kitchen, indoor dining suite and lounge with TV and DVD player.

The remaining two pavilions are home to the 3 en-suite bedrooms. Your master suite is in its own pavilion, and along with a comfortable double bed and furnishings there is an indoor bathroom as well as a private outdoor bathing area which puts you at one with nature. The other 2 en-suite bedrooms are in the final pavilion, but are not adjoining. This means privacy for all guests. The first bedroom comes equipped with a double bed and indoor en-suite bathroom and the second with twin beds, an indoor en-suite bathroom and an outdoor shower area. Once again, nature is calling for those who require it.

Long, relaxed days are sure to be a strong theme while staying here, but for those who are feeling energetic, the estate has a tennis court which is free to use. Racquets and balls are hired at a reasonable fee from the estate office. Less energetic but no less entertaining will be your walk from the villa to the beautiful Choeng Mon Beach. This is one of Samui’s most upmarket but best kept beach gems. Relaxing on the sand, swimming in the safe and inviting waters and opting for the odd beach massage are pleasures which await.

Calm and relaxed yet within easy reach of Samui’s Hot Spots

Summitra Pavilion Villa No. 5 gives you perfect peace and quiet for as long as you need, but with its private parking spaces and ease of access there is a good chance you will hire a vehicle. When you do so you will be less than 10 minutes to Chaweng which is Samui’s busiest resort and offers everything from souvenirs to night life, your other alternative is to travel a little further along the coast to Lamai which is the islands second busiest resort. Things are quieter here and you will always find a spot on the long stretch of beach to relax on. There is a decent choice of eateries and bars to enjoy here before you return to your peaceful tropical abode.
