Nice Villa, Could Be Better.

We had a family reunion in Sunny Villa consisting of 5 adults and 2 children. On arrival we found the safe had not been left open from previous occupants. On contacting the agent we were told to contact the taxi driver that brought us from the airport to the villa (Agent Office Driver). We were not to impressed that we had to do the chasing about. Eventually two men came and no luck, the office had lost the key. I contacted owner who did his best but could not solve the issue, we took documents and valuables out with us which we were not comfortable with. We had another issue with water, during afternoon no water was available, and again after several phone calls a man appeared who rectified the problem. The drains in the downstairs room had a bad smell some mornings, we bought our own bleach but didn't solve that problem. These are issues that if rectified i would have put 5 stars on this property. Despite above issues we had a great time in what was a spacious villa with nice pool. Its location is in a residential area and quiet at all times and only 3 minutes to main street. A taxi rank is just round the corner and we used him several times. Reliable and friendly. We requested a 12midday check out but was shunted out at 11am. Please bear in mind you have to pay for electric which is fair enough. Our bill for 14 nights was £84, this was not abusing the aircon either. I would use this property again if i attended Jomtien area.

Excellent place to chill

We, 5 friends, stayed at Sunny Villa from 7th to 10th Aug 2013. The place is perfect to have a fun time with friends. The place was clean when we arrived and the cleaning crew would come and clean it every morning. The best feature was the swimming pool! You could rest in the pool all day! Located close to many restaurants was a plus. Transport options were available near by. The agents who meet us to handover the property were super sweet and just a call away! Loved our stay and we will be going back there sometime soon!

Well located comfortable villa, good value for the rent price.

Good size, well appointed 2 storeys property built over a tight plot located at the end of a small, quiet street, a short walk from convenience shops, restaurants and Dong Tan beach. Easy to catch Bath buses on nearby Thappraya Rd. to go around. Owner's representative was punctual for the keys handover and responsive to our requests. The pool and covered terrace are shaded all day because of the perimeter wall and trees which let little sunlight in. The comfy large living / dining area is thus rather dark and lacks a guest toilet. Sunbathing is only possible on the first floor deck. Properly equipped large kitchen makes for easy cooking. All bedrooms have en suite bathrooms, ample storage space and are pleasant, just missing blackout on some of their curtains that let sunlight in early morning. Bathrooms are good except for bad smell from drains and low water pressure in the master bedroom. Maid service we called up was very good. Cleanliness on arrival was fair but for the bathrooms that had grime and hair in the showers and very dirty A/C filters in living room. A leak at the ground floor bathroom sink drain needed fixing and was still leaky after being"fixed" by a 5 people maintenance team that showed up a day late and unannounced at lunchtime on the Sunday for over 2 hours. The pool was cleaned twice during our week's stay but had too much chlorine. All in all, we had a very pleasant and relaxing stay and apart from some upkeep shortcomings, this villa is really nice.

My favorite rental ever.

Truly of a gem of a property. It was better that I could have imagined. Located at the end of a safe street, but within walking distance to everthing. Perfect for privacy and a little quiet. It The courtyard/pool is so nicely decorated, the rental should be featured in a home and garden magazine. Everything is new, clean and works...My favorite rental ever. Thanks, Bjarne.

Perfect Location

This place got a perfect location, 5 min walk to the beach and very close to good resturantes. It's located in a very calm and nice neighbourhood. The local representative took very good care of us, if there is anything you got questions about, he'll help you. All in All, we give this place our warmest and best recomendations.

Location

The villa is situated in a quiet side street just 800m to Jomtien Beach and only 300 meters to lots of restaurants and nightlife options. Within a 5-minute drive, you can be at Jomtien Beach or any one of the many restaurants on Jomtien Beach Road. Also in a 5-minute drive, you can visit many shopping centers such as Makro, Big C and Tesco Lotus. If you want to visit Pattaya Beach Road and Walking Street, you can be there in a 10-minute drive. This is a great location because you are situated right in the middle of everything but still have lots of privacy and peace and quiet.

Rates Include

* Free internet access.
* Daily maid service is included in the price of your property except Palm Grove Pool Villas, Na Jomtien Executive Suites and View Talay Pool Villas or as described separately in the property description.; includes a daily clean of your Villa and making of the beds, it does not include washing up your dishes. If this service is required an offer to the maids of a nominal contribution will usually suffice.
* Water and Electricity. The price includes a daily allowance for free mains water and electricity.
Properties up to and including 4 bedrooms have 57 Kw units allowance per day.
Properties of 5 bedrooms and above have 100 Kw units allowance per day.
If your free allowance is exceeded, a charge of 7 (seven) Baht per unit will be made. This is deductible from your refundable security deposit on check-out.
* Your towels will be changed every other day and bed linen every four days. Extra towels can be provided if required at a laundry charge of 10 Baht per towel per day and extra changes of bed linen charged at 350 Baht per bed per time.
* Each bathroom will be provided with an initial set of shampoo, shower gel and toilet paper. Other than this, we do not provide any further toiletries.

* Refundable Security Deposit: Upon check-in, we require a refundable security deposit, payable in cash, in any currency.
The amount of the refundable deposit is dependent upon the size of the property. These amounts below are general guidelines only and some villas may require a larger deposit. Please consult your booking form or submit an enquiry for the exact amount.

Tariff:
Properties up to and including 3 bedrooms = 5,000 Baht
4 & 5 bedroom properties = 10,000 Baht
6 bedroom properties and above = 15,000 Baht

The deposit will be refunded in cash, in the currency given, in full, upon the departure of all guests in the party provided it is mutually agreed between the guest and the Management representative that no damage has been inflicted whatsoever on the property, its contents, the pool (if any) or any other aspect pertaining to the property, that ALL payments have been met and that ALL keys for the property and the personal safe, are returned to the Management representative.

Cancellation Policy

Cancellation by the Guest
It is understood that cancellations due to unforeseen circumstances occur from time to time. Please ensure you have adequate insurance cover for this eventuality.

Our refund policy is as follows:
Booking Deposit 20% - No Refund under any circumstances.
Cancellation 57 to 31 days before arrival: Refund = 50% of monies paid excluding deposit
Cancellation less than 30 days before arrival: No Refund under any circumstances

Please be aware that if you cancel your villa booking you will lose the 20% deposit.

Cancellation by the Property Management
It is extremely unlikely this would ever be the case due to the number of properties we own and manage. However, we reserve the right to find you alternative accommodation similar to that booked or refund all monies paid, this will be at our discretion.
We cannot accept any further liability other than the above.

Please ensure you have purchased adequate insurance cover.

Payment Terms

Booking Deposit & Booking Details
If the period of occupancy is more than 56 days from the date of booking, a 20% deposit is required to reserve the property at the time of booking. (50% on some booking platforms) A further 30% is to be paid no less than 56 days before arrival and the remaining balance must be paid no less than 14 days before arrival. (30 days on some booking platforms)

If the period of occupancy is less than 56 days from the date of booking, a 50% deposit is required to reserve the property at the time of booking, and the full balance must be paid no less than 14 days before arrival. (30 days on some booking platforms)

If the period of occupancy is less than 14 days from the date of booking, 100% of the booking value must be paid at the time of booking. Deposits are to be paid within five (5) working days. If payment is not received, except by prior arrangement, the company reserves the right to re-let the dates offered. If payment is not received within that period, we will issue a Notice of Cancellation.
Unless otherwise agreed in writing, after a further 48 hours without payment or any correspondence, the booking will be cancelled.

The number of persons occupying the property should not be more than the maximum allowable number of occupants.
Any extra persons found to be occupying the property will be charged per night at a rate equivalent to the seasonal daily rate of the property, divided by the maximum allowable number of occupants, as dictated by the quantity of beds (single or double) within the property.

This will be a minimum charge of THB 500.00 per person.

Failure to pay this fee by the additional guest or group leader, as stated on the Managements booking form, will result in the additional guest being asked to leave the premises.
