fantastic in all respects!

This was the holiday we needed and had really looked forward to. private, luxurious and quiet. Everything was geared towards us being fully happy and satisfied, from the food, to organizing trips out, to humoring us with a staff vs guests cricket match-guess who won! To organizing a dream wedding in the gardens of the villa in less than 2 weeks, complete with band, registrar, flowers and all documentation done, legalized and correct! The villa is perfect for relaxing in quiet sophisticated lux. but the staff make it all possible. They were outstanding, professional kind and generous. thanks to the villa manager who went way further than the extra mile-in fact all the way to Colombo for a translated document for the wedding. He has his team well organised and trained beautifully and the assistant manager was always ready with suggestions and a smile. even the security staff were friendly and fun!

One of the most beautiful places we have ever experienced.

We were looking for a high end villa to accommodate our family of 13 to celebrate my wife's big birthday. We found this private estate through Eden Villas who described it beautifully although to be honest we were not expecting the dramatic and overwhelming impact of the place when we arrived. We travelled Air Lanka direct from London and then had a 4 hour journey in a comfortable private 28 seater bus.. the journey was fairly hairy to be honest as driving is relatively creative in Sri Lanka and by this stage we had been travelling a long time; however we finally arrived and the sheer visual impact and the realisation that we would be staying in this beautiful , extraordinary estate put our travel weariness behind us. We were greeted by the staff at the grand entrance with chilled towels and coconuts and given a personal tour of the rooms and facilities so we could choose the permutations. We spent 10 amazing days being pampered and spoilt under the professional eye of the resident manager Seneka - what a great fellow with a sense of humour to match. Nothing was too much trouble for him and the staff who were always on hand from 7.00 am until 10.30 pm and later wherever necessary. There were so many brilliant touches that were unexpected and yet consistent with the 5+ star service. The cuisine was cordon bleu 3 times a day with afternoon tea and chocolate brownies if required. Fresh fruit of a wide variety and outstanding cooked combinations ( crispy bacon and grilled tomatoes , eggs benedict etc ) served for breakfast and juices prepared throughout the day. There is an entertainment room with a full wall screen projector; a well stocked library, a ping pong table which provoked much noise and excitement, the gardens full of wild life including peacocks, lizards, iguanas, tropical birds and two friendly resident dogs who live on the perimeter of the 23 acre estate. The long pristine beach is deserted and we walked there everyday. The pool is 33 metres long and is central to the villa where we spent most of our time - brilliant fun. The garden is huge in front of the pool and great for cricket , rounders and other games. One point worth mentioning that nearly put us off was the weather forecast for July and August from the internet.. every weather forecast suggested that we would get thunderstorms, clouds and torrential rain every hour , every day from 22nd July until 1st August due to the summer monsoons. The reality was that we enjoyed blue skies and a few white fluffy clouds every day except for 20 minutes on Sunday when we experienced a cloudburst of warm rain. The temperature was consistently 30 degrees by day and 25 by night. We ate all our meals outside by the pool; in the evening the staff lit flaming candles around our dining canopy which was magical; our grandchildren were mesmerised as were we by the clarity of the stars and the constellation of the planets , all clearly visible. We had a masseuse visit us two days and pummelled us in the bespoke cabana with the sound of waves in the background. There is also much to do in the area around Tangalle. we went on Safari in the Udawala National Park which was incredible and again reasonably priced. There were bugs which were swiftly discouraged by "fogging" every evening at sunset. very few mosquitos as a result. Worth bringing insect spray to further discourage. I could go on....... Eden Villas are based in Sri Lanka and they were amazing from the outset; for us they teamed up with Red Savannah in the UK who organised our flights and pulled the whole package together. It was great value for money and created memories that will last us forever. A big thank you Jack Eden and the great team on the ground!!

Cancellation Policy

* For cancellations more than 60 days before the arrival date 80% of the total rental amount, minus a USD 150 administration fee, will be refunded.
* For cancellations and/or amendments 30 - 60 days before the arrival date, 50% of the final booking amount, minus USD 150 in administration fees, will be refunded.
* For cancellations 1 - 29 days before the arrival date and for no -shows, no refund will be made.
* During peak periods, 30 days will be added to all cancellation periods.
* A refund may be offered, if the Villa is re-let for the same duration and at the same rates.
* Any amendments that reduce the total rental amount will be treated as a partial cancellation and may be subject to the cancellation fees stated above.
* Any amendments that involve the booking of another property altogether, will be treated as a cancellation of the original booking and the creation of a new one.
* In the unlikely event a villa booking is cancelled by the owner, the owner will attempt to secure a booking in an alternative property of the same standard, at the same rates. If this is not possible, a full refund will be made.

Payment Terms

* Prices quoted are in US Dollars, are listed by the Villa Owners and are subject to change without prior notice. However, once a deposit or payment has been received, the prices will not be amended for the dates of the rental.
* All payments are to be made in US dollars unless an exchange rate for other currencies has been agreed on prior to the payment being made.
* Bookings more than 30 days before the date of arrival will require a 50% deposit to confirm the booking. The full payment must be received 30 days (60 days if peak period) before the date of arrival. No reminder will be sent and failure to pay on time may result in a loss of the booking.
* Bookings made within 30 days of the date (60 days if peak period) of arrival, will require full payment.
* Once the deposit or payment has been received, a final booking confirmation will be sent.
* A security deposit equivalent of one night rent will be payable in US Dollars, in cash, on arrival at the villa. This deposit will be used against any damages or charges incurred during the stay. The difference or full amount will be returned in USD on the day of departure. If the charges cannot be determined at the time of departure, the Owner is entitled to withhold a reasonable estimate from your security deposit and will return any balance as soon as the actual cost has been determined.


Luxurious beachfront estate

Built on a sprawling 23 acre estate, Villa Ranawara allows its guests to enjoy all luxuries of the modern world while relishing the peace and quiet of a private beach. This stunning south-facing beachfront villa is tastefully furnished in understated colors for maximum impact. Five bedrooms spread out on two levels, with each offering unobstructed views of the gardens, ocean and beyond. Guests seeking more privacy will find solace in the two garden bungalows located near the main building. A resident manager and a full strength of staff including chef, butlers and room attendants are available round the clock and ensure a worry-free, pampered holiday experience.

Three bedroom suites of villa Ranawara are located on the ground floor. All these three bedrooms are furnished with king-size four poster beds and overlook the garden and pool. The fourth and fifth bedrooms are on the first floor, have king-size four poster beds and a private terrace, and overlook the garden and the ocean. Bedrooms six and seven are located in a separate bungalow, 50 meters from the house and also have king-sized beds. All bedrooms are air-conditioned and have en-suite bathrooms.

Living areas
Villa Ranawara has two living areas including a formal double height palatial sitting room and library on the ground floor and an open-sided sitting on the first floor, which allows guests to take in the spectacular 360 degree views of the gardens, lakes and ocean. Nearby is the L-shaped TV/cinema room fitted projector and screen; and a library with round table, sofa and arm chairs for comfortable reading and indoor games. There is also a bar area to take in the stunning views and sunsets. The ground floor living area is fitted with twin sofa sets and provides access to the kitchen and a dining area that can seat 14. Positioned away from the main house is the massage pavilion to enjoy relaxing spa treatment and massages in privacy and silence. Outdoors, sitting in stunning garden settings is the pool with a nearby open-sided pavilion for outdoor dining. Guests can also enjoy tennis in the hard court.
