The villa is set in a quiet residential village only 1 km away from Jomtien Beach where you’ll find a great selection of both Thai and international restaurants as well as great low-key nightlife. An array of Jomtien and Na Jomtien attractions, such as Underwater World and Pattaya Floating Market, are only a quick drive away from the villa. Within walking distance from the villa, there are restaurants, convenience stores and spas, plus a street called Sukhumwit Road where you will be able to find many transit options to different parts of Pattaya.

Rates Include

* Free internet access.
* Daily maid service is included in the price of your property except Palm Grove Pool Villas, Na Jomtien Executive Suites and View Talay Pool Villas or as described separately in the property description.; includes a daily clean of your Villa and making of the beds, it does not include washing up your dishes. If this service is required an offer to the maids of a nominal contribution will usually suffice.
* Water and Electricity. The price includes a daily allowance for free mains water and electricity.
Properties up to and including 4 bedrooms have 57 Kw units allowance per day.
Properties of 5 bedrooms and above have 100 Kw units allowance per day.
If your free allowance is exceeded, a charge of 7 (seven) Baht per unit will be made. This is deductible from your refundable security deposit on check-out.
* Your towels will be changed every other day and bed linen every four days. Extra towels can be provided if required at a laundry charge of 10 Baht per towel per day and extra changes of bed linen charged at 350 Baht per bed per time.
* Each bathroom will be provided with an initial set of shampoo, shower gel and toilet paper. Other than this, we do not provide any further toiletries.

* Refundable Security Deposit: Upon check-in, we require a refundable security deposit, payable in cash, in any currency.
The amount of the refundable deposit is dependent upon the size of the property. These amounts below are general guidelines only and some villas may require a larger deposit. Please consult your booking form or submit an enquiry for the exact amount.

Tariff:
Properties up to and including 3 bedrooms = 5,000 Baht
4 & 5 bedroom properties = 10,000 Baht
6 bedroom properties and above = 15,000 Baht

The deposit will be refunded in cash, in the currency given, in full, upon the departure of all guests in the party provided it is mutually agreed between the guest and the Management representative that no damage has been inflicted whatsoever on the property, its contents, the pool (if any) or any other aspect pertaining to the property, that ALL payments have been met and that ALL keys for the property and the personal safe, are returned to the Management representative.

Cancellation Policy

Cancellation by the Guest
It is understood that cancellations due to unforeseen circumstances occur from time to time. Please ensure you have adequate insurance cover for this eventuality.

Our refund policy is as follows:
Booking Deposit 20% - No Refund under any circumstances.
Cancellation 57 to 31 days before arrival: Refund = 50% of monies paid excluding deposit
Cancellation less than 30 days before arrival: No Refund under any circumstances

Please be aware that if you cancel your villa booking you will lose the 20% deposit.

Cancellation by the Property Management
It is extremely unlikely this would ever be the case due to the number of properties we own and manage. However, we reserve the right to find you alternative accommodation similar to that booked or refund all monies paid, this will be at our discretion.
We cannot accept any further liability other than the above.

Please ensure you have purchased adequate insurance cover.

Payment Terms

Booking Deposit & Booking Details
If the period of occupancy is more than 56 days from the date of booking, a 20% deposit is required to reserve the property at the time of booking. (50% on some booking platforms) A further 30% is to be paid no less than 56 days before arrival and the remaining balance must be paid no less than 14 days before arrival. (30 days on some booking platforms)

If the period of occupancy is less than 56 days from the date of booking, a 50% deposit is required to reserve the property at the time of booking, and the full balance must be paid no less than 14 days before arrival. (30 days on some booking platforms)

If the period of occupancy is less than 14 days from the date of booking, 100% of the booking value must be paid at the time of booking. Deposits are to be paid within five (5) working days. If payment is not received, except by prior arrangement, the company reserves the right to re-let the dates offered. If payment is not received within that period, we will issue a Notice of Cancellation.
Unless otherwise agreed in writing, after a further 48 hours without payment or any correspondence, the booking will be cancelled.

The number of persons occupying the property should not be more than the maximum allowable number of occupants.
Any extra persons found to be occupying the property will be charged per night at a rate equivalent to the seasonal daily rate of the property, divided by the maximum allowable number of occupants, as dictated by the quantity of beds (single or double) within the property.

This will be a minimum charge of THB 500.00 per person.

Failure to pay this fee by the additional guest or group leader, as stated on the Managements booking form, will result in the additional guest being asked to leave the premises.

Sophisticated 5-bed Jomtien rental with swimming pool

Jomtien is one of Pattaya’s most family-friendly neighborhoods, and Baan Champa is nestled in a tranquil residential area only 1 km away from the beach. You and your party would hardly need to leave the premise, however: the villa comes with a private pool, BBQ, and great common spaces in which you can relax and catch up with one another. The house accommodates a maximum of 10 guests, so it is perfect for those traveling with friends or extended family.



Baan Champa spreads over 2 floors: common areas are on the ground floor while all five bedrooms are on the first floor. When you enter the house, you’ll find yourself in the spacious open plan living room with dining and kitchen. The lounge has several corners with comfortable seating, suitable for playing games, watching TV, and relaxing under air-con. Next to the living area, there is a dining room table with 8 chairs and a fully fitted kitchen suitable for self-catering. In the kitchen, you will find a large fridge, gas stove with extractor, rice cooker, kettle, and a microwave.



The villa’s first floor is home to 5 bedrooms, each with its own en-suite bathroom (every bathroom features a sink, shower, and toilet). The first bedroom is fitted with a Queen Bed, the second and the third bedroom each have a King Bed, the fourth bedroom comes with a Queen Bed as well as a Single Bed, and the fifth bedroom features one Single Bed. Each bedroom is air-conditioned and it features a wardrobe; the second and fourth bedroom each feature a TV, and the fifth bedroom has a small lounge area that is great for having morning coffee.



This spacious and chic villa boasts a modern Asian design. It comes with a private parking space, free Wi-Fi, and daily maid service.
