Cancellation Policy

This applies to all new bookings for all our managed villas guests can postpone their stay if they are unable to travel due to government Covid-19 travel restrictions for a period of up to 6 months for domestic travel and 12 months for international. Postponement requests
can be made up until the day prior to arrival at the villa.

Please note no refunds will be considered and this policy does not apply in cases where guests have simply decided not to travel.

In cases where guests have chosen not to travel our normal cancellation policy applies which is guests can request postponement for up to nine months if the request is made at least 45 days prior to arrival and 60 days for Xmas/NY and CNY. If guests cancel within 45 or
60 days where applicable any partial or refund will solely depend on us being able to rebook some or all of the dates.

Guests can of course claim off their travel insurance which according to our terms and conditions they should all obtain and we will provide any supporting evidence required.

If it becomes necessary to cancel all or any part of the booking, PSIL (villa management) must be notified in writing (email acceptable). The cancellation will take effect from the day the written confirmation is received.

The following cancellation charges will be applicable depending on when the notification of the cancellation is received in writing and the period of stay in the Villa:

Standard and High Seasons:

45 days or more before arrival date:
All Payments are forfeited but credited for 9 months from the date of the cancellation confirmation by PSIL reservation department. The credit value can be used by the client or anyone on their behalf for any reservation, during any period upon availability and solely for the villa initially reserved.

Within 45 days of arrival date:
All rental payments are forfeited. A full or partial refund is solely applicable in the event that PSIL secures another reservation covering
partially or fully the initial cancelled reservation.

Christmas, New year Period and Chinese New Year:

For any cancellation after the deposit and/or balance payment, all payments are forfeited and a full or partial refund is solely applicable in the event that PSIL secures another reservation covering partially or fully the initial and cancelled reservation.

The above cancellation charges also apply if PSIL cancels the booking due to non-payment of the balance. If the dates of the booking require to be changed or amended, this may be treated as a cancellation of the original booking and cancellation charges may apply.
Any change to the original reservation is subject to the approval of PSIL.

Payment Terms

30% Deposit and balance due at least 60 days prior to arrival applies to all seasons.

To secure the booking, a partial payment of 30% of the quote, is due within 5 days of guest confirmation of intention to book.

Payment must be fully settled: 60 days prior to arrival, or if that date is already passed, then within 1 day of guest confirmation of intention to book.

We have a no-refund policy in the event of cancellation but if you cancel more than 60 days prior to arrival we will issue a credit note for the same villa valid for 9 months. If you cancel within 60 days of arrival all funds paid will be forfeited and a partial or full refund will only be made if we some or all of the dates are rebooked.

If you cancel a stay in the Xmas/NY Season all funds are forfeited unless we can rebook some or all of the dates if so a full or partial refund will be offered.


4 Bedroom Villa Panoramic Sea Views

Villa Loramatari occupies a wonderfully elevated position on a hill in Plai Laem on the north-east corner of Samui. It has dramatic and stunning 270° views stretching from the eastern seaboard of the island all the way along the northern shoreline to Maenam. Built on three levels it has four en-suite double bedrooms including a self-contained apartment, a fabulous swimming pool and pool terrace, high vaulted ceilings and a prodigious amount of space.

The villa is just a 10 minute drive from the airport and yet the location offers seclusion and tranquility. Local amenities and beaches are within easy reach with Tongson Bay beach just a minutes away and almost below the villa. And the beaches of Plai Laem, Choeng Mon, Bangrak, Fisherman’s Village, Bophut and Chaweng (5km of beach) are all within a 15 minute drive. And within the same radius there are hundreds of restaurants, bars, cafes and shopping outlets as well as dozens of temples and places of interest. For the more adventurous, the mountainous interior of Koh Samui lies just beyond the hills and is easily accessible.

On the ground floor of the villa there is plenty of off-road parking and up a flight of stairs is a large open-plan games area with a pool table and the first floor apartment. It has a sizeable terrace at the front and to the side with outdoor furniture and has great views of the ocean and the surrounding countryside. Floor-to-ceiling glass sliding doors open into a spacious lounge and fitted kitchen. Like all the rooms it’s air-conditioned with a comfy sofa and wall-mounted television. The kitchen is equipped with a large fridge/freezer, cooking hob, sink, preparation space and all the crockery, cutlery and utensils you could ever need. It’s not the main kitchen, which is on the second level above, though it’s perfect for snacks and cold drinks if using the apartment as a secondary lounge or television room.

Next to the lounge is a sizeable bathroom with rain shower, sink and toilet and next to that is the double bedroom. Like all the bedrooms there is a double bed, plenty of storage space, bathrobes and slippers, air-conditioning, a safe for valuables and it opens out onto the side terrace with fabulous views of the neighbouring island of Koh Pha Ngan.

On the next level, as you step onto the pool terrace, there’s a real ‘Wow’ moment as you take in the views. And then another as you begin to notice the expansive outdoor living area. There is of course an infinity swimming pool with sun-loungers to soak up the sun on and a covered sala with outdoor table and chairs. There’s also an outdoor dining table and chairs, an outdoor shower and colourful indigenous plants and trees around the terrace. And it’s as you walk around the ‘L’ shaped terrace that all the incredible views of the beaches, bays and local flora come into focus. The sun arcs across the villa bathing the terrace and pool in sunshine for much of the day. And in the late afternoon/early evening the pool is the ideal place to be to enjoy the truly spectacular sunsets. Be sure to have your camera ready!

Indoors is the charmingly decorated open-plan kitchen-dining room-lounge and mezzanine. There are glass sliding doors to the front and to one side allowing lots of natural light in and spectacular views even when inside. This area also has cool tiled floors, very high ceilings, white walls and large mirrors making it exceptionally spacious. And it’s air-conditioned throughout. There’s a dining table for eight and a breakfast bar with stools. And the main kitchen is fully equipped with a fridge/freezer, oven and a hob with extraction system, microwave, toaster, kettle, coffee machine, dishwasher, crockery, cutlery, glassware and cooking utensils. On the other side of the room is the living area with plenty of sofa space around a large-screen TV and there is also an excellent sound system that you can play all your favourite music on through a Bluetooth connection. Above the lounge is a large mezzanine floor with daybeds for relaxing on and another outdoor balcony.

On the second level you’ll also find another three en-suite double bedrooms. The first is the Master Suite which faces onto the ocean and has direct access through glass doors onto the pool terrace. It’s fully air-conditioned with a ceiling fan, double bed, lots of storage, bathrobes and slippers, a safe for valuables and again a great deal of space. The en-suite has a rain shower, sink and toilet and more than enough fresh towels.

The third and fourth double bedrooms are behind the living area and are both equally as well-proportioned as the other bedrooms with the same fixtures, fittings and decor as the Master Suite. Both also have a small balcony with one bedroom having views of the ocean and Koh Pha Ngan and the other with side views of the ocean.

Villa Loramatari has CCTV outside, there is a daily maid service, English speaking villa manager and should you wish to feast on local delicacies we can happily arrange for a private chef to come to your villa and you just pay real local costs F&B costs. Our Guest Services Manager is also on hand and she has an extensive knowledge of Samui’s best restaurants, beaches, shopping areas, land and sea tours and places of cultural significance.
