Cancellation Policy
Covid-19 Special Cancellation Terms and Conditions:
Whilst the Covid-19 pandemic continues to disrupt international travel, the Special Cancellation Terms and Conditions below will apply:
In the event of cancellation of a reservation / booking for any of the following reasons, the Guest will be given full reimbursement of the deposit and / or full payment (less bank or transfer fees).
* Should the Guest be infected with Covid-19 or test positive - up to one week before arrival in Thailand - valid proof of this is required
* Should the Guest be unable to travel to Koh Samui, Thailand due to flight cancellations by the airline as a result of Covid-19
* Should exit from country of Origin or entry into Thailand not be permitted due to new government regulations coming into force between the date of booking and the date of travel.
* Should new quarantine restrictions, preventing travel, come into force in the country of Origin or in Thailand between the date of booking and the date of travel.
Reimbursement through the Covid-19 Special Cancellation Terms above are dependent on the Guest having co-operated fully with respect to all travel and health documentary or other published requirements by the governments and authorities in the country of departure and Thailand.
No refunds will be made for bookings where the guests stay for a curtailed number of days.
Irrespective of the Covid-19 Special Cancellation Terms above it remains a condition of the booking that the entire party is covered by comprehensive travel insurance, which Guests will need to purchase independently of their villa booking.
Cancellations for reasons other than those mentioned above will be subject to our Standard Terms:
Customer Cancellation
In the event that you have to cancel your booking at any time it should be noted that no refund can be made of either deposits or final payments under any circumstances.
It is a condition of the booking that the entire party is covered by comprehensive travel insurance, which you will need to provide separately to your booking, such insurance should provide compensation to you in the event of cancellation.
Banyan Villas Cancellation
Although it is unlikely that Banyan Villas will have to make any changes to confirmed arrangements, it is sometimes unavoidable in which case we will advise you at the earliest possible date.
If, for any reason beyond our control, we are unable to provide you with the property booked, Banyan Villas shall reserve the right to cancel the reservation. If the properties are damaged or rendered unusable Banyan Villas will try to locate an alternative property for the period required. However, if this is not possible, or you do not wish to be transferred, Banyan Villas will cancel the booking and refund you in full, less any bank transfer charges. Banyan Villas shall not be liable for any further obligations or claims by the client.
Payment Terms
- Deposit (non-refundable)
An initial deposit of 30% must be paid to confirm a booking. Payment should be made by direct bank transfer, account details will be provided when making your reservation.
No contract will exist between you and Banyan Villas until Banyan Villas has received and accepted the deposit payment. Your reservation will be confirmed upon payment of a deposit.
If payment has not been received within 10 banking days, Banyan Villas will assume that you have cancelled the reservation.
- Balance (non-refundable)
Payment of the outstanding balance is due 8 weeks before the arrival date and Banyan Villas will send out a reminder close to the due date. If the booking is made within 8 weeks of the arrival date, 100% of the cost of the property rental shall be due at the time of booking. Again payment should be made by direct bank transfer.
Beachfront private paradise
The Villa:
Villa P3 provides spacious accommodation for up to 6 guests on two floors and enjoys superb sea views. At the front of the villa there is a large deck fronting the pool and leading on to a large Sala with dining table and Jacuzzi. The Villa is situated within tropical gardens and close to the main shared Coconut Paradise pool which also enjoys a beach front location.
Internally the Villa is equipped to a high standard with polished wooden floors and traditional Thai teak furniture from Chiang Mai.
Accommodation in detail:
Coconut Paradise Villa P3 is situated at the beach front alongside a garden path which leads to steps down to the beach and in the other direction to the central parking. Access to the villa is from the garden path.
The main entry to the villa is up three steps that lead onto a Veranda that runs the length of the villa. Through the front door you enter the open plan living area. To the left you find a relaxing lounge area with stereo system and flat screen TV. To the right is a well equipped kitchen separated from the living area by a bar counter. The kitchen is equipped with modern cooking appliances including hotplates, oven, microwave, fridge-freezer, coffee maker, wine cooler, toaster and cooking utensils. A full complement of crockery, glassware and cutlery is also provided.
The living area opens on to the pool deck through two sets of double doors. The 10 metre pool has bar stools at the front overlooking the sea with views to the next island of Koh Phangan. The pool deck is cooled by ceiling fans and equipped with a breakfast table and chairs and further occasional tables and chairs. A small wooden bridge over the pool leads into the large Sala with its built in Jacuzzi and ocean front alfresco dining area with seating for 6 at the dining table.
The villa has 3 bedrooms. Downstairs at the rear of the villa is a large twin bedded room with en-suite bathroom. In common with the upstairs bedrooms the downstairs bedroom is equipped with air-conditioning and a ceiling fan.
Stairs lead from the entrance to the upstairs bedrooms. The master bedroom is located at the front of the villa. It has a king sized bed, its’ own sitting area and double doors out to the upstairs balcony with stunning sea views. Guests in this room can indulge themselves in the second Jacuzzi tub accessible through the en-suite marble bathroom.
The third bedroom is located at the rear of the villa and is equipped with a king size bed and has its own en-suite bathroom.
An additional bed or cot can be provided in any of the bedrooms for a child sharing their parents’ room.
