Rates Exclude

* Chef service costs THB 1,500++/Meal(lunch or dinner) or THB 2,500++/Day(lunch and dinner) and subject to 10% service charge and 7% VAT. Please take note that advance booking for chef service is required and it is subject to availability of chef.
* Chef or in-villa shopping service is available at THB 300 or 20% of grocery cost as handling fee, whichever is greater and subject to 7% VAT.
* Pre-arrival shopping service is available at THB 650 or 20% of grocery cost as handling fee, whichever is greater and subject to 7% VAT.
* Provisioning is to be paid by cash on-site or by credit card with an additional surcharge up to 5%.
* Extra bed is available at USD 50++ per night per person, inclusive of daily breakfast.

Cancellation Policy

If it becomes necessary to cancel all or any part of the booking, Villa Management must be notified in writing (email acceptable). The cancellation will take effect from the day the written confirmation is received.

The following cancellation charges will be applicable depending on when the notification of the cancellation is received in writing and the period of stay in the Villa:

Standard and Peak Seasons:
30 days or more before arrival date:
All Payments are forfeited but credited for 9 month from the date of the cancellation confirmation by the Villa Management. The credit value can be used by the client or anyone on their behalf for any reservation, during any period upon availability and solely for the villa initially reserved.

Within 30 days of arrival date:
All rental payments are forfeited. A full or partial refund is solely applicable in the event that the Villa Management secures another reservation covering partially or fully the initial cancelled reservation.

Christmas and New year Period:
For any cancellation after the deposit and/or balance payment, all payments are forfeited and a full or partial refund is solely applicable in the event that the Villa Management secures another reservation covering partially or fully the initial and cancelled reservation.

The above cancellation charges also apply if the Villa Management cancels the booking due to non-payment of the balance. If the dates of the booking require to be changed or amended, this may be treated as a cancellation of the original booking and cancellation charges may apply.
Any change to the original reservation is subject to the approval of the Villa Management.

Early departure penalty will be subject to negotiation with our local Representative's Manager.

***Relaxed Cancellation Policy***
We understand that flexibility is required given the impact Coronavirus has on travel. In the event where your trip is disrupted due to COVID-19, the below terms and conditions apply:

Should you wish to cancel your booking, we will supply you with the necessary paperwork to file a claim with your travel insurance. If you are not covered by travel insurance, please refer to the policies on our villas below in the event your trip is disrupted.

For existing bookings before 1st of July 2021, the prior cancellation policies apply. If the booking arrival date is more than thirty (30) days, you are given the flexibility to postpone the booking and convert it into credit:
* for up to twelve (12) months from initial arrival date if outstanding balance is fully paid
* for up to nine (9) months from date of cancellation if outstanding balance is not yet paid

For new bookings from 1st of July 2021 onwards:
* Cancellations made more than thirty (30) days before the date of arrival are eligible for a credit note for up to twelve (12) months from your original arrival date OR a cash refund of eighty percent (80%).
* Cancellations made within thirty (30) days of the arrival date will be converted into a credit note for up to twelve (12) months from your original arrival date – no cash refund.
* For peak season bookings: If you cancel anytime due to a COVID-related event, you will be provided with twelve (12) months credit from the original arrival date – no cash refund.

We will refund your booking or provide a credit note based on the following conditions:
* Your country of residence issues a travel ban or a warning of ‘Do not travel’ (or the equivalent) to the destination booked;
* Your flight is cancelled and alternatives are not available;
* There is a government-enforced quarantine upon your return from one of our destinations.

Payment Terms

Initial deposit:

Standard Policy -
* An initial deposit of thirty percent (30%) must be paid to confirm a booking, unless otherwise specified in the confirmation of availability.
* During the Christmas, New Year and Chinese New Year, fifty percent (50%) of the villa rental must be paid to confirm a booking.
* Before the booking is confirmed and a contract becomes enforceable, Villa Management reserves the right to increase or decrease the agreed prices. No contract will be agreed and accepted by Villa Management before the receipt of funds.
* If the funds have not been received by Villa Management within five (5) banking days from the booking date, Villa Management reserves the right to void the booking request and allocate the Villa to another Guest.
* Should the booking be cancelled, cancellation charges will become payable in accordance with the Cancellation policy.

Relaxed Payment Policy during COVID-19 Period -
* For new non-peak season bookings, an initial non-refundable deposit of twenty-five percent (25%) of the total accommodation rental must be paid to confirm the booking, unless otherwise specified in the confirmation of availability.
* For peak season bookings, the standard payment policy of Villa Management applies.

Balance Payment:

Standard Policy -
* The outstanding balance must be paid at least seventy-five (75) days before the date of arrival, unless otherwise specified in the booking confirmation.
* Should the booking be made within seventy-five (75) days of the arrival date, the full payment is due upon confirmation and prior to arrival.

Relaxed Payment Policy during COVID-19 Period -
* For new non-peak season bookings, the outstanding balance must be paid at least sixty (60) days before the date of arrival, unless otherwise specified in the booking confirmation. Should the booking be made within thirty (30) days of the arrival date, the full payment is due upon confirmation and prior to arrival.
* For peak season bookings, the standard payment policy of Villa Management applies.

Kindly inform upon confirmation of your reservation, which form of payment would be preferred.
* Payments may be made by Telegraphic Transfer to our company bank account or through an online payment gateway with your credit card (visa or master card). For the avoidance of doubt, all bank charges and administration fees to be borne by the client.
* If payment by credit card is preferred this will incur an admin fee.

Built in a stunning tropical setting, Villa Kohia promises all the comfort and convenience of a modern home. The 4-bedroom, multi-level property comes with spacious living spaces with Asian influenced decor and rich furnishings. Outside, the villa is fringed by a dramatic sea view pool, wide sun terraces and shaded relaxation and dining areas, and a seaview relaxation sala.

The four bedrooms of villa Kohia are located in the rear of the building. Three of them located side-by-side on the upper floor and are connected by a wide, covered and furnished terrace. The master suite presents additional private space, stunning sea views plus a 42" TV and a bathtub in the ensuite. The two remaining guest bedrooms on the upper floor also feature ensuite bathrooms with combination in- and outdoor bathrooms and rain showers. The lower floor double bedroom opens to the inner courtyard and also includes a mezzanine level library and connecting bathroom.

At the lower level, villa Kohia has a poolside lounge and terrace to soak up the evening sun, sea breezes and stunning views in cushioned comfort. The poolside space beneath the upper floor lounge houses the second expansive living and dining area which is furnished with a large sofa, coffee table and another 8- seater dining table and chairs, perfect for al fresco meals. The villa is serviced by well trained staff to take care of details and requests. The manager will also arrange for a private chef on extra charge.
