Rates
Include all taxes - No booking fees
Rates Include
* Daily rates include 10% service charge and 7% tax.
* Minimum stay of 2 nights (5 nights over Christmas and New Year, 5 nights for Chinese New Year, 5 nights for Easter.
* Rates shown are for a maximum of two (2) Guests (including children).
* Electricity and water
* On Site Staff offering twice weekly maid service
* Daily attention to the grounds
* Concierge for all tours and activities
* Bed linen and towels provided and changed twice weekly
* Please note that the maximum occupancy rate for this property is normally 2 persons unless specifically agreed upon at time of booking.
* Check-out time is before 12 noon and check-in time after 3 pm.
Rates Exclude
* Airport transfer charged at 600 THB per car per journey(exact cost will be advised at time of booking)
* Baby cot charged at 300 Baht per night
* Fully refundable security deposit of 10,000 THB to be paid upon check-in. Larger security deposits may be required for monthly bookings.
Cancellation Policy
In the event that the booking is cancelled prior to arrival we regret that no deposit can be refunded. However the deposit/full balance will be held over for a period or 12 months and credited to another booking by the same guests or another party of their choosing.
Once the final balance is received - 4 weeks prior to arrival, the same cancellation conditions as above will apply.
If the period of stay has to be shortened the full rental rates will still apply due to the popular nature of these houses.
Insurance: The Owner is not responsible to you and your party for any and all claims including any accidents related to the use of the property facilities.
It is highly recommended that all guests are covered by comprehensive travel insurance (including cancellation, flight delays, loss and damage to baggage and other property) and health insurance (including local treatment, evacuation and repatriation coverage).
Payment Terms
Deposit Payment
* To guarantee this booking in the first instance, you will be required to pay a deposit equivalent to 50% of the total rental due.
Balance payment
* Full balance is due at least 30 days prior to arrival
* In case of reservation within 30 days of arrival, full payment may be requested at once before the arrival date.
Kindly inform upon confirmation of your reservation, which form of payment would be preferred.
* Payments may be made by Telegraphic Transfer to our company bank account or through an online payment gateway with your credit card (visa or master card).
* If payment by credit card is preferred this will incur a 3.9% admin fee.
