Cancellation Policy
* No refunds shall be made on payments received. In the event of cancellation after payment has been made, the management will approach the Villa Owner and endeavor to obtain a credit for a future stay in the villa booked. If the Villa Owner is in agreement, management will issue a statement of account in confirmation.
* It is recommend clients take out Travel Insurance to protect against a medical emergency or certain other unforeseen circumstances which preclude the client from traveling.
Payment Terms
* A deposit of 50% of the total rental amount must be paid within 4 days of accepting the Booking Contract.
* The remaining balance is due eight(8) weeks before the rental period. A security deposit may be payable with the payment of the balance. This is to cover the cost of any damage or breakage's during the rental period of the property or their contents. It may also be used to cover the cost of the use of telephones, extra cleaning (if required) and other services. It is usually returned within 2 weeks of departure from the property, less any unpaid expenses. Cost of refunding the security deposit will be deducted from the security deposit.
* If booking within eight(8) weeks of the rental date, the entire contract price shall be paid within 4 days of accepting the Booking Contract.
* If any payment is not made within the specified times, the management may treat the contract as cancelled.

The downstairs entertainment room houses a 60 inch plasma flat screen TV, complete with DVD, stereo and Sony Playstation II as well as an American pool table, making it a great party room or that rainy day retreat.

Comprising of 5 master bedrooms, each with their own ensuite bathroom and fantastic views across Patong Bay. From the moment you open your curtains in the morning to the evening sunset and the night lights of Patong, you will never tire of the changing views.
Swimming Pool...
The 14 metre, infinity edge pool is the only thing that sits between the Villa and the view. You can lie by the pool or on the teak sunbeds, or sit in the pool with the spa jets massaging your back. It just doesn't get any better than this.
Entertainment Room...
The downstairs games room houses an awesome 60 inch, wall mounted plasma TV. The surround sound home theatre comes with DVD and Sony Playstation as well as a selection of the latest movies and games for you to enjoy. Or, if you prefer, an American pool table sits at the other end of the entertainment room with great views of Patong.
Wi-Fi and Broadband PC...
Recognising that you want to stay in touch with friends and family, the entire villa is Wi-Fi enabled. So, if you bring your own laptop that is WiFi enabled, you're connected. We also provide a top of the line broadband PC with scanner and printer so you can make all your friends jealous with pictures from your villa.
Kitchen...
The villa has 2 full kitchens. On the mid-level, the open plan main kitchen services both the poolside dining as well as inside dining. The lower kitchen is also a full kitchen and can be used for late night entertainment snacks or as a maids kitchen. Both are fully equipped and if you feel inclined to cook yourself, go right ahead.
Staff...
The villa comes with a minimum of 2-resident maids. They will take care of all your daily needs. Your private villa manager speaks perfect English and will handle your personal needs such as restaurant bookings, tours and recommendations. She is more than capable of arranging afternoon massages and even more exotic things like poolside cabarets for your party or a baby elephant to entertain the children. Just let us know.
