Incredibly Thai Villa

This really is one of the most special places I have ever stayed. A combination of a beautiful location, amazing staff and delicious food made this holiday one of the best of my life. I would highly recommend Baan Samlarn to anyone thinking of going to Thailand. You will come back relaxed, revitalised and happy.

A little slice of paradise!

Dhevatara Cove really is one of the most exquisite places to stay on the whole of Koh Samui! I found Baan Samlarn to be more than 5* and enjoyed a very relaxing, pampered and tranquil holiday. The staff are extremely friendly, discreet and helpful and the private chefs culinary skills are unmatched. I highly recommend Baan Samlarn and will definitely visit again!

Lovely house by the sea

Fantastic location with west facing sea views. Comfortable rooms and excellent dining areas particularly the outside one. The staff are fantastic, really helpful, nothing was too much trouble ( they even managed to find my wife's favourite rum ). The food is delicious and you can choose from an extensive list of different menus, from children friendly comfort food to sensational Thai specialities. Beautiful gardens surround the attractive pool and lead down to a lovely beach. All in all lovely and I have already recommended it to a friend.

Absolute heaven

We had a blissful time in this beautifully designed villa. You can swim in the wonderful pool surrounded by scented frangipani or from the almost deserted beach below the garden in the gloriously warm sea. We were served the most delicious food ever and the staff were unfailingly charming and helpful. It faces due west so the sunsets were stunning. Very highly recommended indeed!

Heavenly House for Large Group

Baan Samlarn was the most fabulous house to stay with a large group. We were a total of 10 for the whole 12 nights, and were taken care of in style. The house itself, the accommodation (wonderfully comfortable beds), the large living room that opens onto the pool area, the pool itself, and the dining area overlooking the beach and ocean..... all perfection incarnate, but only outdone by the staff. Ms Fon and her team are nothing less than outstanding! The chef who takes suggestions for lunch and dinner, then shoots off on his motorbike to shop for supplies in the local market, or pick-up seafood from the fishermen... The domestic staff who patter around so quietly that you'd never know they were there but for the care thy take in ensuring the rooms are perfectly made, laundry done and delivered back to the wardrobes.... Nothing is too much trouble for the team who on top all off this make top cocktails with nibbles before dinner. I can't recommend this house more strongly, and will definitely be looking into a return booking in the not too distance future I hope., possibly renting the house next door as well so we can have a bigger group!

Set amidst a stunning location and beautiful landscaped gardens and incredible vantage point to world class sunsets with the National Marine Park as backdrop stafe, the villa is also within sight of the local ferry to the mainland.

Rates Exclude

* Extra bed will be charged at USD 50++ per night (including breakfast)
* For weddings and private parties, surcharge may be applicable depending on number of guests (a maximum number of guests also applies)
* Babysitting is at THB 350++ per hour and THB 450++ per hour after 8 pm. Minimum of 4 hours in advance booking is required.
* In-villa shopping service is available at THB 300 or 20% of grocery cost as a handling fee, whichever is greater and subject to 7% VAT.
* Pre-arrival shopping service is available at THB 650 or 20% of grocery cost as a handling fee, whichever is greater and subject to 7% VAT.
* Provisioning is to be paid by cash on-site or by credit card with an additional surcharge up to 5%.
* Laundry

Cancellation Policy

If it becomes necessary to cancel all or any part of the booking, Villa Management must be notified in writing (email acceptable). The cancellation will take effect from the day the written confirmation is received.

The following cancellation charges will be applicable depending on when the notification of the cancellation is received in writing and the period of stay in the Villa:

Standard and Peak Seasons:
30 days or more before arrival date:
All Payments are forfeited but credited for 9 month from the date of the cancellation confirmation by the Villa Management. The credit value can be used by the client or anyone on their behalf for any reservation, during any period upon availability and solely for the villa initially reserved.

Within 30 days of arrival date:
All rental payments are forfeited. A full or partial refund is solely applicable in the event that the Villa Management secures another reservation covering partially or fully the initial cancelled reservation.

Christmas and New year Period:
For any cancellation after the deposit and/or balance payment, all payments are forfeited and a full or partial refund is solely applicable in the event that the Villa Management secures another reservation covering partially or fully the initial and cancelled reservation.

The above cancellation charges also apply if the Villa Management cancels the booking due to non-payment of the balance. If the dates of the booking require to be changed or amended, this may be treated as a cancellation of the original booking and cancellation charges may apply.
Any change to the original reservation is subject to the approval of the Villa Management.

Early departure penalty will be subject to negotiation with our local Representative's Manager.

***Relaxed Cancellation Policy***
We understand that flexibility is required given the impact Coronavirus has on travel. In the event where your trip is disrupted due to COVID-19, the below terms and conditions apply:

Should you wish to cancel your booking, we will supply you with the necessary paperwork to file a claim with your travel insurance. If you are not covered by travel insurance, please refer to the policies on our villas below in the event your trip is disrupted.

For existing bookings before 1st of July 2021, the prior cancellation policies apply. If the booking arrival date is more than thirty (30) days, you are given the flexibility to postpone the booking and convert it into credit:
* for up to twelve (12) months from initial arrival date if outstanding balance is fully paid
* for up to nine (9) months from date of cancellation if outstanding balance is not yet paid

For new bookings from 1st of July 2021 onwards:
* Cancellations made more than thirty (30) days before the date of arrival are eligible for a credit note for up to twelve (12) months from your original arrival date OR a cash refund of eighty percent (80%).
* Cancellations made within thirty (30) days of the arrival date will be converted into a credit note for up to twelve (12) months from your original arrival date – no cash refund.
* For peak season bookings: If you cancel anytime due to a COVID-related event, you will be provided with twelve (12) months credit from the original arrival date – no cash refund.

We will refund your booking or provide a credit note based on the following conditions:
* Your country of residence issues a travel ban or a warning of ‘Do not travel’ (or the equivalent) to the destination booked;
* Your flight is cancelled and alternatives are not available;
* There is a government-enforced quarantine upon your return from one of our destinations.

Payment Terms

Initial deposit:

Standard Policy -
* An initial deposit of thirty percent (30%) must be paid to confirm a booking, unless otherwise specified in the confirmation of availability.
* During the Christmas, New Year and Chinese New Year, fifty percent (50%) of the villa rental must be paid to confirm a booking.
* Before the booking is confirmed and a contract becomes enforceable, Villa Management reserves the right to increase or decrease the agreed prices. No contract will be agreed and accepted by Villa Management before the receipt of funds.
* If the funds have not been received by Villa Management within five (5) banking days from the booking date, Villa Management reserves the right to void the booking request and allocate the Villa to another Guest.
* Should the booking be cancelled, cancellation charges will become payable in accordance with the Cancellation policy.

Relaxed Payment Policy during COVID-19 Period -
* For new non-peak season bookings, an initial non-refundable deposit of twenty-five percent (25%) of the total accommodation rental must be paid to confirm the booking, unless otherwise specified in the confirmation of availability.
* For peak season bookings, the standard payment policy of Villa Management applies.

Balance Payment:

Standard Policy -
* The outstanding balance must be paid at least seventy-five (75) days before the date of arrival, unless otherwise specified in the booking confirmation.
* Should the booking be made within seventy-five (75) days of the arrival date, the full payment is due upon confirmation and prior to arrival.

Relaxed Payment Policy during COVID-19 Period -
* For new non-peak season bookings, the outstanding balance must be paid at least sixty (60) days before the date of arrival, unless otherwise specified in the booking confirmation. Should the booking be made within thirty (30) days of the arrival date, the full payment is due upon confirmation and prior to arrival.
* For peak season bookings, the standard payment policy of Villa Management applies.

Kindly inform upon confirmation of your reservation, which form of payment would be preferred.
* Payments may be made by Telegraphic Transfer to our company bank account or through an online payment gateway with your credit card (visa or master card). For the avoidance of doubt, all bank charges and administration fees to be borne by the client.
* If payment by credit card is preferred this will incur an admin fee.

Baan Samlarn successfully mixes old and new influences and presents a contemporary setting combined with authentic Thai decor to offer an interesting Oriental experience. Enter the villa and you will be greeted with ornate wooden wall carvings and a formal square teak dining table with leather backed chairs. On the left, there is full kitchen with a central island feature with breakfast bar and water-hyacinth stools, and a flat-screen TV mounted on the wall. On the right, there is the pavilion featuring a colourful twin bedroom in the rear with doors opening into the entrance garden. The room is decorated with modern artwork and has a wooden TV cabinet with flat-screen TV. The bedroom has an en-suite bathroom. The front garden floor bedroom has a wooden double bed, comfortable furniture and brown and cream matching furnishings. To the right is the dressing area and the bathroom which has twin sinks, a shower room, a raised decked area with free-standing bathtub and a planted inner garden with outdoor shower. The bedroom has a flat-screen TV and opens onto the sea-facing terrace.

Upstairs, there is a second bedroom in the rear end which features twin beds, flat-screen TV, decorative lamps, beautiful accessories and a balcony which overlooks the entrance garden. To the front is one of the 2 master suites of Baan Samlarn with a modern styled four-poster bed, antique ottoman and comfortable seating, and a flat-screen TV. The balcony offers fantastic views over the property and the ocean views. The bathroom features a sunken bathtub and separate shower room. The terrace fronts the dining area.

Walking down the steps towards to the pool and to the left is the second master suite with double bed, dressing area, bathroom with shower, free-standing bathtub and inner garden with outdoor shower. This bedroom has a comfortable woven sofa and a flat-screen TV. The room fronts a planted area and the main living pavilion fitted with plasma TV and seating arrangement. A covered terrace at the end of the pavilion overlooks the landscaped garden and the sea. The swimming pool which further leads down to a sala that contains a bathroom, kitchen and entertainment area. Further steps lead down to another garden tier, an outdoor shower and then to the beautiful beach. Baan Samlarn is large enough for family and friends' reunions and private enough to enjoy some peaceful moments away from everyone.
