Location
The villa is located within an easy 10 minute walk, or 3 minute drive of Nai Harn beach, in the South of Phuket. Nai Harn is one of the most beautiful beaches on the island and it not only offers golden sands and azure water, but a selection of restaurants, bars and shops, or you can relax and have a massage or pedicure. At Rawai and Chalong (5 and 10 mins drive away respectively) you will find long tail and speed boats available, so you can visit any of the beautiful islands a short distance away.
Coral Villa is located in the south western tip of the island and is a great base for visiting Kata (10 mins), Karon (15 mins), Patong (20mins) and Phuket Town (20 mins). All tourist attractions are easily reached within 5 - 40 minutes with a host of activities available locally. There is a number of mini markets, supermarkets and bakeries only a short drive from the villa and a selection of restaurants, shops and bars on your doorstep. There is an extensive range of both Thai and international restaurants locally. People flock from all over Phuket to enjoy sun downers at Promthep Cape, the southern most tip of the island.
There are two major shopping malls in Phuket (again, about 20 mins from the villa) Central Festival is located in the centre of the island and Jungceylon in Patong. Both are large international shopping and entertainment centres with cinemas, restaurants, international and local shops. Additionally, many sporting enthusiasts come from all over the world to train at the Muay Thai camps locally or experience Phuket's wonderful dive spots

Rates Include
* VAT and all taxes.
* One airport transfer on arrival and one airport transfer on departure (same day, same flight).
* "Meet and Greet" service from a member of The Villas Team to welcome you to the villa, show you around and introduce the staff, so you feel comfortable and at home on your arrival.
* Welcome pack, comprising of coffee, tea, sugar, milk, creamer, bread, butter, jam, fruit juice, a selection of canned soft drinks, drinking water and a fresh fruit basket.
* Daily maid service.
* Daytime cook to prepare breakfast and Thai lunch from groceries purchased by guests, or that can be purchased on guests behalf and charged at the end of your stay.
* All bed linen, bathroom towels and swimming/beach towels.
* An initial supply of shampoo, conditioner, shower gel, body lotion and soap.
* Personal laundry, washing powder and softener.
* Wireless internet, cable TV and local telephone.
* Pool boy and gardener.

* Any excessive cleaning required upon departure (such as upholstery or curtain shampooing, etc) nor replacement of breakages/damages in furniture, decoration and villa finishes.
Cancellation Policy
If a guest requests to cancel all or part of the booking he must notify the booking agent or the Villa Manager directly in writing (email acceptable).
The cancellation will take effect from the day the written confirmation is received.
Cancellation charges will be payable depending on date of the notification of the cancellation and the period.
The following general regulations shall apply:
- More than 90 days (12 weeks) before arrival date: all deposit is refundable
- From 45 to 89 days (4 to 11 weeks): 20% of full price will be non-refundable.
- From 30 to 44 days: 50% of the full price becomes non refundable.
- From 29 days and less: 100% of the full price becomes non refundable.
The above cancellation charges also apply if Coral Villa cancels the booking due to non-payment for whatsoever reason.
CHANGE OF BOOKING
Acceptance of any change is subject to approval by the Villa's owner.
DEPOSIT AND ADVANCE PAYMENT REFUND
Refund of monies paid for Villa booking (and services) will be made only under the following circumstances:
The villa becomes unfit for habitation and no equivalent replacement villa can be obtained (this qualifies for a 100% refund) from the Villa.
The monies will be refunded back to the recipient's account in whatever currency the deposit was paid.
ALTERATIONS AND CANCELLATIONS BY CORAL VILLAS OWNER
Though it is unlikely that the Villa will have to make any changes to confirmed arrangements, it may occasionally happen that, and for any reason beyond its control, Coral Villa is unable to provide the guest with the Villa booking agreement and will be obliged to cancel the booking (example: Villa is damaged or rendered unusable due to fire, flooding or natural disaster). Coral Villa will endeavour to make their best efforts to locate an alternative Villa for the period required but, should this not being possible, Coral Villa will cancel the booking and refund the booking in full, (less any bank transfer charges). Coral Villa shall not be liable for any further obligations or claims by the guest
Payment Terms
Rates quoted for Coral Villa allow for a maximum occupancy of 12 adults. The Villa can accommodate additional young children/babies, but this will depend on the age of the occupants and is at the discretion of the Villa Manager.
Initial Deposit:
An initial deposit (generally 50%) calculated on the total booking amount is requested and is due immediately after completion/execution of the Booking Form. It must be paid to Coral Villa before a confirmation can be issued. The booking shall become effective only when the amount of the deposit has been received by Coral Villa. If funds are not received within 5 banking days following the date of the booking, the booking shall be deemed to be cancelled. Funds should be transfer into the nominated bank account, which will accept multi currency.
PAYMENT:
Final payment consisting of the remaining balance must be received by Coral Villa, in one or several instalments, at least one month prior to guest arrival (100% advance payment will be required if the booking is made less than 30 days before the guest's arrival). Failure to make the final payment on a timely basis will make reservations subject to automatic cancellation.
REGISTERED GUESTS
The number of people staying at the property must not exceed the maximum capacity indicated in the booking form, except in the case of infants (under four years old), or unless specifically authorised by the Villa Manager. Should the Villa Manager find out that the number of people staying at the Villa exceeds that on the booking form, additional guests will be charged for at 50 USD per person, per night, or asked to vacate and in case of non compliance the Booking may be cancelled without any other notice without any refund. The Manager, by the Rules, shall be entitled to take all legal measures to make the above enforceable
SECURITY DEPOSIT
A security deposit of 20,000 Baht shall be paid to the Villa Manager on receipt of the keys and will cover the cost of repairs, damages or breakages during the occupancy period by the guest. Subject to an inventory check by the Villa Manager the full amount will be returned when checking out or the deposit can be off set against any extra costs incurred during the stay i.e. extra guests, babysitting, food, wine etc.
INSURANCE
It is a condition of the booking that the entire guest party is covered by comprehensive travel insurance (including cancellation, flight delays, loss and damage to baggage and other property) and health insurance (including evacuation and repatriation coverage). Coral Villa is not responsible to anybody for any and all claims including any accidents related to the use of the Villa.
Coral Villa shall not be responsible for any delay, additional expense or inconvenience caused directly or indirectly by events outside Coral Villa's control.
LIABILITY OF THE MANAGEMENT COMPANY
The Property Manager shall keep the Villa technically totally and permanently suitable for the residence of the number of persons stipulated in the Villa specification. Under no circumstances shall the Property Manager or Coral Villa be responsible for any loss, expense, damage, claim or injury either directly or indirectly, consequential or otherwise whatsoever, caused or incurred, whether arising in contract or otherwise in law or equity as a result of rendering of the services or accommodations as described or substituted, or by reason of military action, revolution or acts of God, or by any agents, employees, subcontractors, servants or third parties whatsoever supplying any of the services or accommodations herein or as substituted. If any accommodations and/or services are substituted, The Property Manager will act at all times in good faith and use its best efforts to substitute with accommodations and/or services of a type comparable to or better than those originally contracted. Coral Villa at their sole and unfettered discretion reserves the right to refuse or discontinue service to any person(s) and/or to rescind any contract for accommodations or guest services.
COMPLAINTS
The Property Manager's duty is to make its best efforts to fix in the shortest time any technical problems which may arise during the booking period. The manager must be notified within 24 hours of the occurrence giving rise to the complaint. If the Villa is vacated by the guest due to above and before the end of the booking period the appropriate refund will be returned to the guests.
CONDUCT & BEHAVIOUR
If a booking is not made by the guest directly but by his agent of representative, such agent or representative shall be co- responsible for the correct and appropriate behaviour of the guests staying at the Villa. Should any member of the party not behave in such a manner, the Manager may at their absolute discretion ask the offending guest or guests to vacate the Villa forthwith.
STAFF AT THE VILLA
The villa comes with a daily maid cleaning service. Additional staff, such as cook, baby sitter and driver can be organised if requested in advance, and extra cost. Additional services are specified in The A-Z guide to the villa.
VALUABLES
Coral Villa is fitted with an individual safety box. Any valuables left at the Villa are left at one's own risk. Neither Coral Villa nor the Management nor the staff is responsible for their loss or damage.
ARRIVAL & DEPARTURE TIMES
Guests should assume the Check-in time is after 15.00 pm, and checkout time is prior to 12.00 pm, unless otherwise agreed.
Flexible arrangements may be taken where possible to accommodate flight arrival/departure times etc.
Large 8 bedroom villa with pool, sleeps 20
Accommodation comprises 8 bedrooms, all en-suite with ceiling fans and remote control air conditioning units. Bedrooms are split over two levels, offering 5 king-size beds (one room with an extra single bed, ideal for young families), 1 queen-size bed, 1 room with 2 single beds and 1 room with queen/single bunk beds. The 9th room has a sofa bed, ideal for two children or one adult, therefore the villa comfortably accommodates up to 20 people, plus baby cots are available upon request and subject to availability.
Upstairs, the master bedroom suite with king-size bed comes complete with walk-in wardrobes, wall safe and large en-suite bathroom with a spacious walk-in shower and large oval bath. Sliding double doors take you onto a private balcony with open jungle and valley views. Bedroom 2, also located upstairs, offers twin single beds and is ideal for children who need to be close to their parents over night.
The TV lounge with 50" TV, DVD player and cable TV, is also located upstairs, complete with comfortable bean bags and the extra sofa bed, with access to a separate toilet/cloakroom, if guests choose to use this room as a bedroom.
The remaining 6 bedrooms are all on the lower level. Bedrooms 3, 4 and 5 have king-size beds, Bedroom 3 also having a large single bed (so sleeping 3 adults or a family with younger children). All bedrooms have built-in wardrobes and large en-suite bathrooms with a spacious walk-in shower or bath. Sliding double doors take you from each of these rooms directly onto the sun terrace with access to the private swimming pool. Bedroom 6 also offers a king-size bed, and shares a large family en-suite bathroom with bedroom 7, with bunk beds (with a queen-size bed below and a single bed above). Finally, bedroom 8 has a queen-size bed and further en-suite bathroom, and can be used as a maid or nannies room if you wish to bring helpers with you.
Downstairs also boasts a large games room with pool table, dart board, running machine and cross trainer, and a large comfortable sofa, to relax while supervising that pool competition!
Returning upstairs, you will find the large main living room, with ample seating to relax and watch the 50” flat screen television. The TV comes with a DVD player (with selection of movies) and cable TV with over 30 channels, plus an iPod docking station and blue tooth speaker system. Alternatively you can relax and sit or dine outside on the under-cover balcony, taking in the valley views. The unique huge dining table seats 18 guests and offers al fresco dining all year round.
The fully-fitted luxury Western-style kitchen is fully equipped to meet all your needs, with its own comfortable Thai sitting area to relax in while meals are being prepared.
Outside there is a large sun terrace and landscaped gardens, complete with sunbeds to soak up the sun, leading to the large infinity edged 10m x 5m swimming pool and integral Jacuzzi. Adjacent to the swimming pool is the sala, containing another dining table for 10, plus ample additional seating, gas BBQ and fridge. This makes an ideal outside setting for evening BBQs and entertaining.
Coral Villa also offers wireless internet access, an office with desk and landline telephone for local calls, for those who cannot totally escape, or have to keep in touch with the rest of the world.
With great attention to detail, Coral Villa is tastefully furnished with a mixture of solid teak beds and rich wooden furniture, stylish poly rattan outdoor furniture and huge comfortable sofas, complimented by Thai silks and artwork throughout.
We would request no-smoking at Coral Villa, but those guests wishing to do so are please asked to do so outside, with care.
