Island Dreams.... Villa Kalyana, Samui South Beach is at Laem Sor Bay, which is located on the southernmost tip of Koh Samui and enjoys an uncluttered beach that is completely private and undeveloped. It backs directly onto the ocean, which is perfect for those, who enjoy private beach environment - who doesn't!
The southern part of Samui is home to a small selection of private villas, high-end resorts and nice restaurants within 3 km from the villa. The location is fundamentally for those who enjoy that special paradise island feeling. If you want to visit natural attractions -such as Namuang Waterfall - just a 10 minute drive away.
The busier beach locations such as Lamai and Chaweng are between 15 to 30-minute rides - you will find extensive shopping, dining and nightlife...many international and Thai restaurants are alongside with the vibrant party scene. The airport is about 40 minutes away.

Rates Include
* Villa Kalyana features 26 bedrooms with 3 pools in 3 Wings
* Rates are for the number of double bedrooms and the FREE use of the bunk bedroom which sleeps 4 children.
* Rates include American breakfast, prepared daily by the villa staff
* Welcome drinks, cold towels
* All rooms feature 6” king size bed for 2 guests and have enough space for one extra bed (up to 12 extra beds are possible)
* A booking overlapping Christmas and New Year requires 10 nights
* Maximum age of children for the FREE stay benefit is 12 years old. A charge of USD 50++ will be applicable per children above 12
* Check-in: 3pm; check-out: 10.30am; Early Check-In or Late Check-Out possible, depending on availability and can involve extra charges
* Baby cot provided FOC
* Rates include full time Thai Chef service. Food cost and provisioning fee on guest account.

Rates Exclude
* Daily Rates and Extra Beds are exclusive of 10% service charge and 7% VAT
* Extra Beds charge of USD 50++ per night is applicable regardless of the age of the Guests when occupancy is over rate allocation (up to 12 extra beds are possible)
* A security deposit of USD 1,500 is required to be paid upon the payment of the rental balance or cash on arrival
* Extra bed and airport transfer charges are non commissionable
* Laundry service
* Car rental (1,000 to 2,000 THB per day, depending on the car).
* Van rental (15 seats: 5,000 THB per day incl. driver and diesel; Half-day up to 4 hrs: 2,500 THB).
* Jet-ski rental (5,000 THB per hr. including gasoline).
* Provisions list and food cost for meals.
* In-villa shopping service: 650 THB or 20% of the purchase cost (subject to 7% VAT).
Weddings and private parties (maximum 250 guests)

* Events premium is due upon balance payment for the accommodation.
* Premium are for 24hours and additional event premium may be applicable for subsequent parties.
* Minimum number of nights as per season's schedule is applicable.
* A refundable damage deposit of US$ 2,500 (THB75,000) is required to cover any potential damage, payable on site.
* A cleaning fee of up to US$350 may be charged on site to the Guests in case the service of a professional cleaning company is required.
Cancellation Policy
* If it becomes necessary to cancel all or any part of the booking, Villa Kalyana must be notified in writing (email acceptable).
* The cancellation will take effect from the day the written confirmation is received.
* The following cancellation charges will be applicable depending on when the notification of the cancellation is received in writing and the period of stay in the Villa.
* Any change to the original reservation is subject to the approval of Villa Kalyana. Early departure penalty will be subject to negotiation with our Manager on Koh Samui.
Low, High and Peak Seasons:
* At least 180 days before check in, we refund 80 % of the paid deposit, or credit the whole deposit (100%) for another booking within the next 12 months from the date of the cancellation confirmation.
* Between 179 days and 90 days, we refund 50 % of the deposit or credit 90% of the deposit for another booking within the next 12 months.
* Between 89 and 60 days before check in, we refund 20 % of the deposit or credit 80% of the deposit for another booking within the next 12 months.
* Between 59 days and 40 days before check in there is no more refund, but still the possibility of crediting 70 % of all paid funds for 12 months.
* If you cancel less than 40 days before check in, a full or partial refund is solely applicable shall Villa Kalyana secure a reservation fully or partially covering the initial cancelled reservation.
* All credits can be used by the client or anyone on their behalf.
Christmas and New year period:
* For any cancellation after the deposit and/or balance payment.
* All payments are forfeited and a full or partial refund is solely applicable if Villa Kalyana secures a reservation partially or fully covering the initial and cancelled reservation.
* The above cancellation charges also apply if Villa Kalyana cancels the booking due to non-payment of the balance.
* If the dates of the booking require to be amended, this may be treated as a cancellation of the original booking and cancellation charges may apply.
Payment Terms
* For all seasons: 40% on confirmation date with balance due 60 days prior to arrival
* For booking within 60 days of arrival, full payment due upon confirmation
* Payment can be received via bank transfer or credit card

Villa Kalyana features 26 bedrooms, including se bunk bedroom for children within the main grounds and another 4 individual, adjacent beach bungalows with their own 250sqm pool.
The villa can, therefore, accommodate up to 48 adults and 18 kids guests including a maximum of 12 extra beds.
The sleeping arrangement is: 2 Master suites; 8 bungalows; 10 apartment suites; 2 bunk bedrooms; 4 bedrooms all bedrooms have ensuite bathroom and the bungalows also feature their own outdoor bathroom.
When entering the villa for the first time, you'll be immediately impressed by the huge covered terrace and its lounge area, which includes a 250-year-old hand-carved wooden Sala, floating above a water basin. Straight away, you will be able to observe those hypnotic sea-views down the garden where the bungalows are positioned around the immense pool.
Merging contemporary Balinese design with Modern Asian elements, it is spectacular in every way. Enjoying four bungalows, one eccentric master suite and four additional bedrooms of the highest order, fifteen inside and outdoor bathrooms and a spacious open plan living terrace, this Koh Samui villa rental provide a vast amount of space and privacy comfortably accommodating up to 20 guests. Four 85 m2 bungalow suites around the pool have indoor and outdoor bathrooms, a kitchenette, all usual 5-star equipment such as flat-screen TV, minibar, and some unusual features like 4 poster throne-beds, and 7 meter wide folding doors, opening to the beach...
The master suite overlooks the whole scenario, with two walk-in dressing rooms, an indoor bathroom with sea view, a private outdoor spa terrace with Jacuzzi and massage sala, well-sorted bookshelves and much more...The other rooms do all have sea view, a filled minibar, private terrace areas, desk, sofa, walk-through wardrobes and floor-to-ceiling sliding doors to the decks and garden.
Our latest feature is a bunk bed kids room with gorgeously comfortable mattresses that sleep 4 allow for the children to enjoy their own downtime in supreme comfort. The Kid's room is located on the garden level and is close to the cinema room and an adjoining adult's room. The bright coloured wall and large beanbags add a playful feel and the baskets of toys coupled with the Wii are perfect accessories to the indoor playroom.

The Villa is fully equipped with modern technology, Wi-Fi (fiber optic) all over the compound, 11 flat screen TVs from 30 to 65 ", HD video projection in the cinema room, quietest possible air-conditioning (total 20 aircon units) central hot water, rain showers.
Over 120 m2 air-conditioned dining area is equipped with a massive 7-meter wooden table seating 22 persons, a European breakfast kitchen, a bar and a chill out area. Directly connected is an outdoor barbecue terrace; for those "dining under the stars" arrangements.
The main terrace of over 150 m2 with 12 meters high wooden; pyramid-shaped dome ceilings hosts the 14 seat lounge sofa floating over a water basin within an antique hand-carved wooden pavilion.
