* Airport transfers are free of charge as all the guests arrive and depart on the same flights. If guests arrive or depart at different times the additional charges will apply.
* Baby cot provided free of charge
* Daily continental breakfast
* Daily rates include a full time Thai Chef (food cost on Guests account)
* Bed linen is changed every third day, while towels are changed as necessary
* Pool towels are provided and replenished as deemed necessary

* Shopping Service: Prior to your arrival we will send you a food and wine shopping list allowing us to stock the villa with your favourites foods and beverages (on guest's account).
Cancellation Policy
This applies to all new bookings for all our managed villas guests can postpone their stay if they are unable to travel due to government Covid-19 travel restrictions for a period of up to 6 months for domestic travel and 12 months for international. Postponement requests
can be made up until the day prior to arrival at the villa.
Please note no refunds will be considered and this policy does not apply in cases where guests have simply decided not to travel.
In cases where guests have chosen not to travel our normal cancellation policy applies which is guests can request postponement for up to nine months if the request is made at least 45 days prior to arrival and 60 days for Xmas/NY and CNY. If guests cancel within 45 or
60 days where applicable any partial or refund will solely depend on us being able to rebook some or all of the dates.
Guests can of course claim off their travel insurance which according to our terms and conditions they should all obtain and we will provide any supporting evidence required.

If it becomes necessary to cancel all or any part of the booking, PSIL (villa management) must be notified in writing (email acceptable). The cancellation will take effect from the day the written confirmation is received.
The following cancellation charges will be applicable depending on when the notification of the cancellation is received in writing and the period of stay in the Villa:
Standard and High Seasons:
45 days or more before arrival date:
All Payments are forfeited but credited for 9 months from the date of the cancellation confirmation by PSIL reservation department. The credit value can be used by the client or anyone on their behalf for any reservation, during any period upon availability and solely for the villa initially reserved.
Within 45 days of arrival date:
All rental payments are forfeited. A full or partial refund is solely applicable in the event that PSIL secures another reservation covering
partially or fully the initial cancelled reservation.
Christmas, New year Period and Chinese New Year:
For any cancellation after the deposit and/or balance payment, all payments are forfeited and a full or partial refund is solely applicable in the event that PSIL secures another reservation covering partially or fully the initial and cancelled reservation.
The above cancellation charges also apply if PSIL cancels the booking due to non-payment of the balance. If the dates of the booking require to be changed or amended, this may be treated as a cancellation of the original booking and cancellation charges may apply.
Any change to the original reservation is subject to the approval of PSIL.
Payment Terms
30% Deposit and balance due at least 60 days prior to arrival applies to all seasons.
To secure the booking, a partial payment of 30% of the quote, is due within 5 days of guest confirmation of intention to book.
Payment must be fully settled: 60 days prior to arrival, or if that date is already passed, then within 1 day of guest confirmation of intention to book.
We have a no-refund policy in the event of cancellation but if you cancel more than 60 days prior to arrival we will issue a credit note for the same villa valid for 9 months. If you cancel within 60 days of arrival all funds paid will be forfeited and a partial or full refund will only be made if we some or all of the dates are rebooked.
If you cancel a stay in the Xmas/NY Season all funds are forfeited unless we can rebook some or all of the dates if so a full or partial refund will be offered.

It is also a FULL SERVICE villa, that includes one of the best Thai chefs on the island- ready to cook at your request, real time problem resolution should anything arise, and daily room cleaning service. Beautifully located in the Bophut hills, our guests are guaranteed ocean breezes that keep things cool and enjoyable even on the warmest days of the year.
From its elevated position, your first impression as you enter the villa is of the jaw-dropping views. Our staff will greet you with a welcome drink and cold towel and will be there whenever needed to help you during your stay. At Baan Lealay you can spend your vacation enjoying Samui's blue skies, and ocean vistas, and not have to worry about anything at all. It is worth mentioning also that this villa is one of the few on the island that has a back-up generator, should there ever be an electricity outage on the island. Its just another way that we guarantee uninterrupted happiness to our guests!
From the entry of your private parking terrace, stonewashed steps lead down to the first level of the villa that is comprised of three bedrooms flanked by a spacious balcony. Each bedroom offers luxury, comfort and uninterrupted views of the island and ocean beyond. Tastefully decorated and with artifacts from around the country, luxurious linens, ample storage and modern conveniences such as flat panel TV's and satellite connections. And most importantly a good air conditioning system! The bedrooms are a haven of tranquillity where your every need has been catered for.
The twin room on this level has two comfortable beds and an en-suite shower room. The double bedroom to the west side of the building has a standalone bed that is perfectly positioned for you to soak up the views before your rise. Double patio doors leading onto the balcony, a spacious en-suite bathroom with his and hers sinks, a shower and a luxurious terrazzo bath tub thoughtfully placed so those views can be enjoyed even when you are bathing complete this oasis. The double glazed balcony doors to the right of this room offer views of the pool and the pool terrace.
The third bedroom on the east side of this level offers an almost self contained living space. Patio doors from the balcony open onto a beautifully appointed suite with an enormous double bed and a chaise lounge. To the right of the room you will find a comfortable lounge area with two relaxing chairs, a coffee table and a flat panel TV beyond which you will find a large en-suite bathroom with his and hers sinks, an ocean view terrazzo bath tub, WC and shower as well as a spacious dressing room with more than ample storage space.
Back to the main entrance you will find an spacious hall way with two sets of steps, one leading down to the pool terrace and one leading the staff quarters, gym and the steam and sauna room.
The double bedroom located with easy access to the pool terrace is identical to the one above with a standalone double bed, ample storage and a beautiful en-suite bathroom with twin sinks and ocean view terrazzo bath tub.
The large pool terrace has more of those uninterrupted views. The infinity pool is the perfect place to cool off and marvel at the ocean and jungles beyond from this deliciously elevated position. To the right of the pool is a comfortable sala that offers a shady spot to enjoy a cooling cocktail or an in villa massage. Here you will also find a large BBQ for some fabulous al-fresco dining.
The well-appointed, modern western kitchen on this level has a large refrigerator, built in electric oven, microwave oven, gas hob and spacious granite work surfaces and a breakfast bar. Beyond the kitchen is a convenient guest W/C. The spacious open plan living area also benefits from the amazing views and has large, sumptuous sofas, a dining table that can comfortably accommodate eight diners, a large flat panel TV and beautifully chosen arts and artifacts.
The central staircase connects with the rear staircase on the second level and descends to the third level. On this level you will find the steam room and the sauna that have more of those unforgettable views. From here a further staircase drops down to the fourth level where you will find a well appointed, modern, air-conditioned gymnasium, that unsurprisingly also benefits from the ocean views.
