* Please note that the maximum occupancy rate for this property is normally 4 persons unless specifically agreed upon at time of booking.
* Minimum stay of 3 nights (10 nights over Christmas and New Year, 5 nights for Chinese New Year, 5 nights for Easter
* Check-out time is before 12 noon and check-in time after 3 pm.

* Damage deposit of 30,000 Baht required on arrival which is fully refundable. Larger security deposits may be required for monthly bookings.
Cancellation Policy
In the event that the booking is cancelled prior to arrival we regret that no deposit can be refunded.
However the deposit/full balance will be held over for a period or 12 months and credited to another booking by the same guests or another party of their choosing.
Once the final balance is received - 4 weeks prior to arrival, the same cancellation conditions as above will apply.
If the period of stay has to be shortened the full rental rates will still apply due to the popular nature of these houses.
Payment Terms
Upon confirming the reservation a deposit of 50 % of the total figure is required to secure the booking.
The balance of the booking is required 30 days prior to arrival.
For Last Minute bookings, full payment is required before access to the property.
