Awesome for a large Group!

My friends and I recently stayed at the Turquoise Villa from 21 to 24 May. We enjoyed our stay very much. The villa was spacious and is very desireable when you have a large group of people. The villa also has a wide range of amenities (e.g. ping pong table, pool table, movie room, gym) that differentiates it from many others. The owner, Tracey, is friendly, reasonable and very accommodating. We had kids travelling with us and she was able to accede to our requests and provided baby cots and high chairs. She also installed cable TV and an Internet booster so that we could watch the FA Cup finals. Auntie Khare, the housekeeper, and her son too were amazing. Auntie Khare cooked us delicious Thai dishes and was able to cook many of the dishes we requested for. Her son and her also kept the villa clean. They also bought drinks for us and each purchase was supported with a receipt, although we did not request for one. Anna, the villa manager, however was unfriendly and unhelpful. We had 3 vans do the airport transfer for us and it was agreed that they would do a stopover at a supermarket for a duration of 1 hour. She demanded an extra THB200 per van as the drivers claimed that we spent 1 hr 50 min at the stopover. This was untrue as we spent only 50 min at the supermarket. We brought this up to Tracey and thankfully did not have to pay for this. In another occasion, we were asking about a fishing trip out at sea. We politely asked her for more details about the boat (e.g. photo, what type of boat it is, how many people can the boat take, etc) as it was monsoon season and we were worried about safety, and also clarified with her on the charges. She seemed annoyed and was rude. She wanted to leave the villa and told us that she would send us the photo and we could ask her any other questions through messaging. She also misrepresented the schedule and acitivities of the fishing trip. She said that the boat ride to the fishing location would take 30min, but in actual fact it took 2 hours. From a travelling time of only 1 hr to and fro (according to Anna), it took everyone 4 hrs instead, resulting in an actual fishing duration of only 1hr. Also, she did not mention that there would be snorkeling during the fishing trip. Some of us would have joined if we had known there was snorkeling. The boat rental was THB 15,000 and although the fishing trip was all in all fun, the experience with Anna and her misrepresentation was unpleasant. A friendly and more approachable manager would definitely make guests feel more welcomed. There were many bugs and insects outside the villa (especially at night) and they flew in through a gap in the main living room sliding door. We had to constantly make sure the toddlers did not meddle with the bugs and that the flies did not land on the food. There was a partial power outage on our 3rd night stay at Rawai. The villa does not have a back up generator and we encountered many inconveniences. The air-conditioners were not functioning and the lights were turning on and off on its own throughout the night. Despite the above inconveniences, we enjoyed ourselves very much. The view is beautiful!

The property was good.

We stayed in the house for 16 days. All and all the property was the same as the pictures. When we arrive late in the evening, the house was closed. We ring the doorbell, and the housekeeper opened the door in a terrible mood, she showed us were we could find the key. Nobody inform us about this before we arrive. If you are going to rent this property, be aware that the house only have 8 bedrooms, not 9 as said in Trip advisor. The 9`th bedrooms was used by the housekeeper, and she also used the big gambling room every night to watch television. So that big room downstairs with tabletennis etc was not avalible for us in the evenings. The housekeeper speaks very little English, so communication was a big problem. So be sure that she understand what she is going to shop for you. she shop many things we did not ask for. The swimmingpool have no fence, so if a child will fall over the edge, for sure they want survive. It is many meters straight down, and no security. When we complain about this, they put up a fence, but far from good enough. Ke, the housekeeper arranged transport for us, she Call for minivans. Some of the drivers was far from polite, and they drive very fast and dangerous. The best experience we had was a driver, Mr. Harris. He was very polite, always helpfull and in a good mood. We strongly recommend him.

Location

Turquoise Villa enjoys close proximity to Rawai beach, and is a short walk to a good selection of restaurants, bars, night life and of course easy access to the numerous long tail boats and speed boats that can whisk you away to the golden sands and azures waters of the many outlaying Islands. Alternatively you can stay closer to home and enjoy the benefits of Phuket's "number one" beach, "Nai Harn", just a short drive away.

Cancellation Policy

If a guest requests to cancel all or part of the booking he must notify the booking agent or the Villa Manager directly in writing (email acceptable).

The cancellation will take effect from the day the written confirmation is received.

Cancellation charges will be payable depending on date of the notification of the cancellation and the period.

The following general regulations shall apply:
- More than 90 days (12 weeks) before arrival date: all deposit is refundable
- From 45 to 89 days (4 to 11 weeks): 20% of full price will be non-refundable.
- From 30 to 44 days: 50% of the full price becomes non refundable.
- From 29 days and less: 100% of the full price becomes non refundable.

The above cancellation charges also apply if Villa cancels the booking due to non-payment for whatsoever reason.

CHANGE OF BOOKING
Acceptance of any change is subject to approval by the Villa's owner.

DEPOSIT AND ADVANCE PAYMENT REFUND
Refund of monies paid for Villa booking (and services) will be made only under the following circumstances:
The villa becomes unfit for habitation and no equivalent replacement villa can be obtained (this qualifies for a 100% refund) from the Villa. The monies will be refunded back to the recipient's account in whatever currency the deposit was paid.

ALTERATIONS AND CANCELLATIONS BY VILLAS OWNER
Though it is unlikely that the Villa will have to make any changes to confirmed arrangements, it may occasionally happen that, and for any reason beyond its control, Villa is unable to provide the guest with the Villa booking agreement and will be obliged to cancel the booking (example: Villa is damaged or rendered unusable due to fire, flooding or natural disaster). Villa will endeavour to make their best efforts to locate an alternative Villa for the period required but, should this not being possible, Villa will cancel the booking and refund the booking in full, (less any bank transfer charges). Villa shall not be liable for any further obligations or claims by the guest.

Payment Terms

Rates quoted for Villa allow for a maximum occupancy of 16 adults. The Villa can accommodate additional young children/babies, but this will depend on the age of the occupants and is at the discretion of the Villa Manager.

Initial Deposit:
An initial deposit (generally 50%) calculated on the total booking amount is requested and is due immediately after completion/execution of the Booking Form. It must be paid to Villa before a confirmation can be issued. The booking shall become effective only when the amount of the deposit has been received by Villa. If funds are not received within 5 banking days following the date of the booking, the booking shall be deemed to be cancelled. Funds should be transfer into the nominated bank account, which will accept multi currency.

PAYMENT:
Final payment consisting of the remaining balance must be received by Villa, in one or several instalments, at least one month prior to guest arrival (100% advance payment will be required if the booking is made less than 30 days before the guest's arrival). Failure to make the final payment on a timely basis will make reservations subject to automatic cancellation.

REGISTERED GUESTS
The number of people staying at the property must not exceed the maximum capacity indicated in the booking form, except in the case of infants (under four years old), or unless specifically authorised by the Villa Manager. Should the Villa Manager find out that the number of people staying at the Villa exceeds that on the booking form, additional guests will be charged for at 50 USD per person, per night, or asked to vacate and in case of non compliance the Booking may be cancelled without any other notice without any refund. The Manager, by the Rules, shall be entitled to take all legal measures to make the above enforceable

SECURITY DEPOSIT
A security deposit of 20,000 Baht shall be paid to the Villa Manager on receipt of the keys and will cover the cost of repairs, damages or breakages during the occupancy period by the guest. Subject to an inventory check by the Villa Manager the full amount will be returned when checking out or the deposit can be off set against any extra costs incurred during the stay i.e. extra guests, babysitting, food, wine etc.

INSURANCE
It is a condition of the booking that the entire guest party is covered by comprehensive travel insurance (including cancellation, flight delays, loss and damage to baggage and other property) and health insurance (including evacuation and repatriation coverage). Villa is not responsible to anybody for any and all claims including any accidents related to the use of the Villa. Villa shall not be responsible for any delay, additional expense or inconvenience caused directly or indirectly by events outside Villa's control.

LIABILITY OF THE MANAGEMENT COMPANY
The Property Manager shall keep the Villa technically totally and permanently suitable for the residence of the number of persons stipulated in the Villa specification. Under no circumstances shall the Property Manager or Villa be responsible for any loss, expense, damage, claim or injury either directly or indirectly, consequential or otherwise whatsoever, caused or incurred, whether arising in contract or otherwise in law or equity as a result of rendering of the services or accommodations as described or substituted, or by reason of military action, revolution or acts of God, or by any agents, employees, subcontractors, servants or third parties whatsoever supplying any of the services or accommodations herein or as substituted. If any accommodations and/or services are substituted, The Property Manager will act at all times in good faith and use its best efforts to substitute with accommodations and/or services of a type comparable to or better than those originally contracted. Villa at their sole and unfettered discretion reserves the right to refuse or discontinue service to any person(s) and/or to rescind any contract for accommodations or guest services.

COMPLAINTS
The Property Manager's duty is to make its best efforts to fix in the shortest time any technical problems which may arise during the booking period. The manager must be notified within 24 hours of the occurrence giving rise to the complaint. If the Villa is vacated by the guest due to above and before the end of the booking period the appropriate refund will be returned to the guests.

CONDUCT & BEHAVIOUR
If a booking is not made by the guest directly but by his agent of representative, such agent or representative shall be co- responsible for the correct and appropriate behaviour of the guests staying at the Villa. Should any member of the party not behave in such a manner, the Manager may at their absolute discretion ask the offending guest or guests to vacate the Villa forthwith.

STAFF AT THE VILLA
The villa comes with a daily maid cleaning service. Additional staff, such as cook, baby sitter and driver can be organised if requested in advance, and extra cost. Additional services are specified in The A-Z guide to the villa.

VALUABLES
Villa is fitted with an individual safety box. Any valuables left at the Villa are left at one's own risk. Neither Villa nor the Management nor the staff is responsible for their loss or damage.

ARRIVAL & DEPARTURE TIMES
Guests should assume the Check-in time is after 15.00 pm, and checkout time is prior to 12.00 pm, unless otherwise agreed. Flexible arrangements may be taken where possible to accommodate flight arrival/departure times etc.

Extensive contemporary stunning seaview villa

This extensive contemporary designed villa is situated on the hillside in a quiet development overlooking Rawai Beach and the outlaying Islands protruding from the Andaman Sea. The relaxing aquamarine colours that decorate this villa promote tranquility and harmony with the surrounding sea and sky of the stunning 180 degree views. The turquoise accents contrast perfectly with the comfortable furnishings and the Asian touches that's hint that you are enjoying an exceptional and unspoiled corner of Phuket's tropical Island.

Accommodation comprises of 9 bedrooms (with an optional 9th bedroom or maid's room), all with built in wardrobes, en-suite bathrooms, ceiling fans, remote control air conditioning units and large flat screen TVs with DVD players and cable TV. Bedroom suites are split over three levels, offering 6 king size beds and 4 rooms with single beds, therefore comfortably accommodating 25 people. The 9th bedroom is ideal for maids, nannies or two extra people as it has two single bunk beds and an en-suite bathroom.

As you enter the villa onto the "middle level" you will be instantly aware of the breath-taking sea view seen through the huge sliding doors that open up entirely from the main living room onto the spacious balcony and infinity edge swimming pool. The private 9 x 4 metre swimming pool with integral Jacuzzi is surrounded by a spacious sun deck with sun beds, comfortable modern furniture and a large dining table with undercover seating for 16 guests. Additional seating is provided for larger parties to enjoy al fresco dining, and the second sun terrace on the upper balcony can be accessed by external spiral staircase.

Whilst upstairs on the "upper Level" you can enter three of the 9 bedrooms. The master bedroom suite has a king size bed with a large en-suite bathroom, comprising of bath, walk in shower, two hand basins, vanity units and toilet. A spacious dressing area offers extensive wardrobe space and drawers for your use and a personal safe. The master bedroom suite also offers it's own private living room with flat screen TV, DVD player and cable TV. The bedroom has stunning sea views and leads to it's own private balcony with dining table for intimate dining or private breakfasts.

Upstairs is also the location for the second master suite with king size bed, en-suite bathroom, with bath, shower and twin wash hand basins. The sliding doors from the bedroom again open onto private balcony with views over the Andaman Sea. Located next to this bedroom is the first of the twin bedrooms, with huge private bathroom with walk in shower and vanity unit with wash hand basin. Suitable for a couple, or for children that need to be close to their parents, both bedrooms are complete with flat screen TV, DVD player and cable TV. Also found on the upper level of the villa is a spacious “second” living room with sizeable sofa and 50” flat screen TV/DVD player, perfect for comfortably relaxing at the end of the day. The upper level also has a dedicated office with a work desk for those guests having to spend a little time working, made convenient with the high speed WIFI connection and land line telephone.

As you return down the stairs to the "middle level" of the property, you will find yourself in the main living area, again with comfortable sofa and TV/DVD player, but also with access to the fitted western style kitchen which is fully equipped to meet all your needs, with its own comfortable Thai sitting area to relax whilst meals are being prepared. Located on the middle level are two further king size bedroom suites, both with en-suite bathrooms offering baths, walk in showers and twin vanity units with wash hand basins.

Taking the stairs to the "Lower Level" brings you to the enormous Games Room, offering sofa seating and bar stools to relax while others play games of pool, table tennis or darts. Alternatively you can spend time exercising on the gym equipment, while pondering thoughts looking out across the ocean. This lower level of the villa also houses the remaining four bedrooms, three twin rooms, all with two single beds in each, flat screen TVs and private en-suite bathrooms, and the final ninth maids bedroom, also with it's en-suite bathroom and access to the villa's laundry comprising of washing machine, tumble dryer, linen airing and storage areas.

Finally, the lower level boast the unique Cinema Room, complete with 6 double reclining, lounger chairs, seating 12 guests to watch their own choice of movie on the large projector screen, rounded off with popcorn if desired!

We would request no-smoking at Turquoise Villa, but those guests wishing to do so are please asked to do so outside, with care.
