We asked for relaxed tropical retreat

Can’t really argue with what was provided, we wanted somewhere for 2 families with 4 teenagers to unwind after a busy year. We spent 2 days reading and looking at the view. K. Gai’s cooking was excellent throughout, the BBQ at the outdoor sala was excellent, kata Noi beach would have to be the best on the island. I would recommend a few cocktails at the casual beach bar “on the rocks” they will rent you a SUP or you can just people watch (European’s wearing dental floss and getting skin cancer). House feels lived in but it works and had all amenities needed for a relaxed stay. We stopped trying to go out.. perfect!

An amazing family villa

This was the first time we had ever stayed in a villa and i really didn't know what to expect. I was a little nervous because all the money had to be paid in advance and no cancellation! We have 3 small children - 5, 2, and 9 mo and I'm very picky about making sure the vacation is perfect otherwise it becomes more work than fun, especially for mom. But from the time we arrived at the airport it was perfect. The transport van was there on time. It is a long ride down to Kata Noi (almost 1.5 hours) but was worth it. The villa is simply stunning and even nicer than the pictures! We were greeted by the villa manager - Sasha and her staff upon arrival. Sasha was amazing our entire trip. She made sure we had everything we needed, was very attentive, answered any complaints or questions, and helped us book or organise anything we wanted to do. She brought in the most amazing spa masseuse whom we LOVED and had her come back 3 more times! She also arranged transport for us to go grocery shopping and for day trips. Usually with only an hour time's notice! With small children, I need to make sure things are set up for the kids. All my requests were ready for us. We had 2 extra mattresses set up in the master bedroom on the floor for the kids as we typically sleep in one room. There were high chairs and plastic cutlery. As well as pool toys. We had ordered drinks, snacks, wines and diapers from tesco in advance and it was all delivered and received before arrival. One of the best things about the villa was the chef and the food! If you go, focus on ordering thai food (they can pretty much make anything you suggest - but I would not bother with western food), as all of it was delicious and better than restaurants! Typically when I go to a resort, by the 3rd day or so I'm sick of the food. But not here at the villa - it's home cooked and I could eat it for a month! You only need to pay for groceries + 20% handling fee - which is fantastic for a family. Much much cheaper than eating out. We ate 3 meals + afternoon snack each day. If you wanted to go out to eat, the villa is only 10 min walk from Kata Noi centre with lots of shops and restaurants. One thing I was nervous about was the walk to the beach. I was told it was very steep steps so I was worried with small children. It is indeed steep but doable if you are slow and careful with the kiddies. It's very close - really only 5 minutes from the villa. Kata Noi beach is beautiful. It's small, but perfect. The sand is powdery and deep and perfect for sand castles. We went in july so the waves were too strong to swim but during calm season it would be an amazing swimming beach with kids. However, bring your own sitting mats and drinks as there was no place to rent beds or buy drinks. Villa also comes equipped with a great TV set up with apple TV, netflix and cable which is great for families as well. Oh! and theres even an elevator! Great when you have kids so you don't have to keep running up and down the stairs with the little ones. All in all, it was a magical stay, and we would certainly recommend this villa and stay there again!

Perfect for family weekend

We enjoyed a great family weekend here! The real deal breaker is the view over Kaya Noi beach which was spectacular. Facilities in the Villa Amanzi were good and the Chef produced excellent Thai meals.. we all put on weight! The manager Sasha spoke perfect English and was super helpful... there was no driver attached to the villa but Sasha helped us to organise one for the day out and getting some of our party back to the airport. Distance from the airport was over an hour which was probably the downside to this villa!

I had a fabulous time at this amazing villa. The location is ideal, the staff eager to please and the entire villa is so well maintained and cared for. Perfect for a large group of partner travel. I will be back for sure.

Villa "Amazing"

We just returned from a 10 days stay at Villa Amanzi or Villa Amazing as we call it. This was the third stay in 2½ years and it starts to feel like home when we visit. The staff are very attending, food delicious, house very spacious even in a big group. The pool and view does not get much better. We will definitely come back.

Looks BETTER than pictures

For the first time, we witnessed a place that looks even more beautiful and amazing compared to the pictures. The manager and staff onboard were very helpful. Yummy good and a very clean place despite it being huge. Our stay there was very comfortable, convenient and satisfying.

Beautiful villa, excellent service

We stayed at Villa Amanzi for my friend's hen / bachelorette weekend. 11 of us stayed in the 6 bedroom, very spacious villa. It is decorated to a very high standard and all the rooms were comfortable and had everything we required. The infinity pool is lovely and looks out over the beach and the sea - the views are stunning. The service from Awesome Villas was great. The only improvement that could be made is having an Awesome villa rep to greet us on arrival. Although the girls in the villa are lovely and so helpful, the language barrier was a bit stressful when trying to sort out money etc on arrival. It was not made clear that money would be required up front before the groceries had been purchased. The pay-as-you-go system worked ok in the end but it would have been better to have known this was how it would work beforehand. Then I would have taken enough cash to pay up front. The pick-ups from the airport were also a bit delayed - one group of girls had to wait for 40 mins for a driver to arrive. Although it is Thailand and so a slightly lackadaisical approach is to be expected! Apart from that I have no complaints at all. The food was absolutely fantastic - all prepared from scratch. Everyone agreed it was some of the best Thai food we have ever had! Especially the Pomello salad :-)

A little bit of Paradise

A wonderful Villa, brilliant and helpful staff and some wonderful Food! Shops and amenities within walking distance and Kata Noi Beach just 5 minutes walk away. We rented the villa for my husbands 60th Birthday, we where a group of 11 pax and had a party for 25 people on the day of his birthday, the villa staff where helpful with the arrangements , choosing the menu, helping with the serving of our guests, it certainly is a birthday he will remember.

Location

Villa Amanzi is located high on Kata Noi hill, and looks directly along Kata Noi beach and out to the Andaman Sea. It is about a 50 minutes ride away from the Phuket International Airport. The villa enjoys a secluded setting yet it is within convenient distance of the restaurants, activities, shopping and nightlife in Phuket. You can hire a car and visit Patong Beach (25 minutes away), Phuket Town (40 minutes away) and central shopping (35 minutes away). Some golf courses are also located at a driving distance of about 20 minutes.

Cancellation Policy

Cancellation of a booking includes but is not limited to:
* Cancellation of one or more days of a booking.
* An amendment of a booking so that none of the dates of the booking once amended fall within the same dates that originally constituted the booking.
* Failure of all Guests to provide the required documentation on arrival (eg. Passports or suitable identification).
* Attempt by the Guest, their party or visitors to hold an event at the Property in breach of these Terms and Conditions or breach of any rules applicable to the Guest's chosen Property.

In the event that the Guest cancels a confirmed booking, the following cancellation fees will generally apply:
* 20% of the total rental amount will be forfeited if the cancellation is made more than 60 days before the start of the rental period.
* 50% of the total rental amount will be forfeited if the cancellation is made between 30 and 60 days before the start of the rental period.
* 100% of the total rental amount will be forfeited if the cancellation is made between 1 and 29 days before the start of the rental period.

The applicable amount will be deducted from the deposit and sums paid, and the manager will refund any remaining balance to the Guest.

Please note that these cancellation terms apply for regular booking periods. Special cancellation terms may apply for peak/high seasons and will be stated in the Property description, booking confirmation or reservation voucher.

Payment Terms

When the Guest makes a booking request, the Guest must make the appropriate deposit payment within 5 working days of availability confirmation. If the required deposit payment is not received within the 5 working day period, the villa reserves the right to void the Guest's booking request.

- For rentals beginning more than 75 days after the date of the booking request – a deposit of 20% of the total rental amount is payable.
- For rentals beginning 75 days or less after the date of the booking request – the total rental amount is payable as a deposit.
- Where a 20% deposit applies to the booking, the Guest must pay the remaining 80% balance not less than 75 days before the scheduled arrival date.

Kindly inform upon confirmation of your reservation, which form of payment would be preferred.
* Payments may be made by Telegraphic Transfer to our company bank account or through an online payment gateway with your credit card (visa,master card or Amex).
* If payment by credit card is preferred this will incur a 3.9% admin fee.

Villa Amanzi is no ordinary villa

Villa Amanzi, which literally translates into "water" is a magnificent 6 bedroom pool villa with an elevated setting to allow guests enjoy the magnificent views and also take advantage of the cooling tropical breezes. The villa has several indoor and outdoor living spaces. The magnificent dining sala by the pool is perfect for al fresco dining while the large open deck surrounding the infinity pool is ideal for soaking the sun. The lounge and dining areas, complete with a professional bar, are perfect for socializing, entertaining or relaxing amidst tropical splendour.

Villa Amanzi features luxuriously appointed bedrooms, each with stunning sea views. In fact, each of the floors provides commanding views of Kata Noi and the Andaman Sea. The residence has 2 master suites, 2 guest bedrooms and a contained guest suite complete with private lounge. The sixth bedroom doubles as a massage room. All the bedrooms are beautifully decorated and are surrounded by stunning views. The steps from the entrance lead down to a lounge that can comfortably seat 12 persons. The lounge is fitted with TV and offers views of the pool.

The 10 seater dining room sits near the fully fitted western kitchen. Villa Amanzi also has a study and TV room for entertaining and socializing. There is also an iPod dock so you may pipe your favourite music through the villa's common areas. The built in desk with lamp is ideal for working on your laptop using the Wi-fi internet that is available throughout the property. The comfortable sofa opens up to become an extra bed if so required. Outdoors, the impressive infinity pool, the sun loungers and the Swedish sauna all combine to ensure relaxation at its finest.
