Location
Located In popular Bangrak town just 3km from Fishermans Village and 5km from Chaweng. Nearest bars, convenience stores, cafes and restaurants are 400 meters from the property and the nicest part of Bangrak beach (the central part) is within 15 minutes walk or a quick 2 minute drive away.
Scooter or car rental is recommended on Koh Samui as there is no public transport and taxis are generally rather overpriced. However, the "Beach House" is within easy walk of bars and restaurants (though there is 200m of steep hill!). We also offer a discounted minibus taxi service which can carry up to 10 guests for cheaper prices than local taxis or you can hire a minibus with driver at around 300 THB per hour (minimum 4 hours)

Rates Include
* Twice weekly maid service with towels and bed linen changed twice weekly
* Electricity and water
We do not accept groups of 17/18 year olds celebrating high school graduation.
Rates Exclude
* Airport transfers charged at 500 THB per minibus transfer.
* Damage deposit of 10,000 Baht required in cash on arrival which is fully refundable and can be paid in any equivalent currency.
* Check-out time is before 11am and check-in time after 4pm. We can be flexible on this unless there are guests checking in/out on the same day as your departure/arrival.
* The apartment has a maximum occupancy of 6 guests including children. Exceptions can be make for infants aged 0-2 years old but please inform us before booking.
* We do not accept party groups celebrating high school graduation.
* Guests are required to switch off air-conditioning each time they leave the apartment and not to run air-conditioner with doors or windows open.
Cancellation Policy
- In the event that the booking is canceled prior to arrival, we regret that no deposit can be refunded.
- Once the final balance is received - 30 days prior to arrival, the same cancellation conditions as above will apply.
- If the period of stay has to be shortened the full rental rates will still apply due to the popular nature of
these houses
Payment Terms
- Upon confirming the reservation a deposit of 50 % of the total figure is required to secure the booking.
- The balance of the booking is required 30 days prior to arrival.
- For last minute bookings, full payment in local Thai Baht is required before access to the property.

Luxuriously furnished throughout with inspiring tropical sea views, the Beach House apartment is offers 2 floors of living space. The lower floor offers an open plan living space with dining area and fully equipped modern kitchen. The living area has ample soft seating with 55″ Smart TV offering Netflix and a Bluetooth enabled LG sound bar.
Outside, the apartment has direct access to the communal swimming pool (shared by total of 8 units) and benefits from a private outdoor Jacuzzi. The apartment is a corner unit and so offers a high amount of privacy compared with the middle units. The terrace has an outdoor dining table and two sun loungers.
The upper level of this luxury sea view pool apartment comprises three double bedrooms. The master suite has a private balcony, smart TV and Netflix service with private en-suite bathroom featuring a luxurious Jacuzzi bathtub. Two further guest bedrooms share an adjacent bathroom with shower. One guest bedroom is equipped with a smart TV offering Netflix and the other is equipped with a security safe.
