Bali is constantly changing. It’s dynamic. It’s organic. There is rapid development of Bali’s economy, local and international tourism, the influx of people from other Indonesian islands. However Bali has managed to maintain its uniqueness and magic over the decades, and keeps enchanting visitors from all over the world. Many of whom return regularly.

Ubud
Ubud is a Balinese Village consisted of 13 Banjar and 6 custom villages situated in Ubud District and Gianyar Regency. This village is located 20 km from Denpasar City where this place can be reached within 30 minutes from Gianyar regency. Ubud Village is an art village where many the art works with the high artistic values can be found in the area. It is because of the local people creatively creating the art work in particular of paintings. It is situated in 300 meters above sea level and featured by the cool temperatures that mostly better than the areas in south part of Bali Island. This village has the population about 9.800 people with the pure nature of environments and this area is one of the inspiration sources for the foreigner artist especially from Europe. As a tourist destination, Ubud has many interesting tourist attractions for tourists from domestic and foreign countries. The tourist destination can be visited around Ubud includes Puri Saren (Ubud Palace), Traditional Art Market, Monkey Forest and Painting Museum.

Goa Gajah or Elephant Cave
Elephant Cave or better known as Goa Gajah is the name of a place with the archaeological heritage in form of a cave ornamented by the beautiful relief on the outside wall of cave. This place is formerly as a park, a place of retreat for Shiva Priest and Buddhist monks. Goa Gajah is located in the west side of Bedulu Village, Blahbatuh District and Gianyar Regency which is about 27 km from Denpasar City. This cave is built on the brink of a meeting between two small rivers those are called by Kali Pangkung then it water mixing with Petanu River flows under it. The meeting area of two rivers is called by Campuhan/mixed which is deemed to have a magical power based on concept of Rwabhineda (two differences). Based on this concept seems Goa Gajah is intentionally built in two rivers.

Kintamani
Kintamani is a plateau area situated in north east part of Bali Island with amazing Batur Volcano and Lake. It is one of the famous tourist destinations in this paradise island offering beautiful panoramic view of active volcano, the line hill surrounded the area and cool temperatures. Beside of that, Kintamani is surrounded by six ancient villages around cauldron of Batur Lake which are often referred as Bali Age Village that own the unique cultures, form of houses and life style. Kintamani is a village on the western edge of the larger caldera wall of Gunung Batur in Bali, Indonesia. It is on the same north-south road as Penelokan and has been used as a stopping place to access and view the Gunung Batur region. Kintamani is also internationally famous for Pura Tuluk Biyu’s 1000 years old Rites of Peace stone tablets and the Kintamani dog.

Tampak Siring
Tampak Siring Temple is located in Tampak Siring Village, Gianyar Regency, about 39 km to the east of Denpasar City. It is strategically situated beside of the main street to Kintamani, one of the famous tourist destinations in the island of god. It is set in the valley surrounded by the hill where the west hill was set a president palace of Indonesia Republic.

Tirtha Empul Temple is a Hindu Temple located in a valley between two hills with big springs and sacred by the local residents as a place to melt all the bad influences in the body and purifies the soul and mind. Tirtha Empul Temple or better known as Tampak Siring Temple or Holy Water Temple is a place to purify our self from the bad influences in life where we can discover the traditional showers sourced from the springs at this temple. The water that comes out from the shower is believed to eliminate all kind of diseases including adverse effect in the human life and give the new holy spirits. This place is very famous in Bali and many visited by local people and tourists every day since it has been appointed as one of the tourist destinations in Bali.

Tegalalang Rice Terrace
Tegalalang Rice Terrace is one of the famous tourist objects in Bali situated in Tegalalang Village north of Ubud Bali featured by the amazing rice terrace set the cliff. Tegalalang Village is located on 600 m above sea levels covered by good temperature where most of the villagers as a farmer. It offers the stunning view of rice terrace where we can see from the main road from Kintamani to Ubud. This rice terrace is one of the alternative tourist destinations to visit during Kintamani Tour or Ubud Village tour. Tegalalang Rice Terrace is sometimes to be icon of agriculture tourism for Bali and Ubud where now it was quickly developing into famous tourist destination. Some of the souvenirs shops are spread out beside of road those are all handmade at this village for tourists consume and export purpose. From Ubud we just take 25 minutes away by vehicle accessing a good road until we found it.

Cancellation Policy

The following cancellation charges will be applicable depending on when the notification of the cancellation is received in writing:

30 days or more before arrival date:
* Deposit forfeited - but credited for 9 months from the date of the cancellation confirmation by the management company. The credit can be used by the client or anyone on their behalf for a reservation for the same villa and during any period.

Within 30 days of arrival date:
* All rental payments are forfeited.
* The above cancellation charges also apply if the management company cancels the booking due to non-payment of the balance. If the dates of the booking require to be changed or amended, this may be treated as a cancellation of the original booking and cancellation charges may apply.
* Any change to the original reservation is subject to the approval of the management company.
* Early departure penalty will be subject to negotiation with the management company.

Shall the party wish to change villa on arrival, a minimum 3 days notice is required or will be charged as a cancellation fee. Any differences in published rates between the villas are also applicable and will be charged to the Guests. Shall the alternative villa be cheaper, no refund will be made.

Payment Terms

Deposit Payment
* To guarantee this booking in the first instance, you will be required to pay a deposit equivalent to 30% of the total rental due or 50% for Christmas and New Year period.

Balance payment
* Full balance is due at least 30 days prior to arrival

Last minute reservation
* In case of reservation within 30 days of arrival, full payment may be requested at once before the arrival date

Kindly inform upon confirmation of your reservation, which form of payment would be preferred.
* Payments may be made by Telegraphic Transfer to our company bank account or through an online payment gateway with your credit card (visa or master card).
* If payment by credit card is preferred this will incur a 3.9% admin fee.

VILLA VASTU is priced at roughly the same amount than a comparatively boring hotel-room of the same category.vVilla Vastu is a compound of -3-major buildings and -3-smaller edifices, a large swimming pool, a lotus pond and a parking area. This ensemble is set in a plush tropical garden of 3700 m² with thousands of flowers and plants, circled by a parameter wall. The view opens to the magnificent panorama of the palm tree studded valley of the Ayung river and the range of extinct volcanoes.

THE DESIGN
The Design of Villa Vastu is somewhat unique. It is based on the age-old Indian science of building, named VASTU (comparable to Feng Shui). Vastu is Hindu-born and so connects to Bali with its marvelous Hindu culture. You will feel the difference.

The design also reveals a credible “green footprint”. For instance: waste water is cleaned and filtered in a multi-level cascade and serves as water for banana trees. Fresh water is lifted from a proprietary deep well. Solid sanitary waste is degraded biologically. All roofs are covered with the expensive alang-alang (thatched roof). The beautiful furniture is made from handwoven water hyazinthe roots.

Villa Vastu is also home of many valuable, original Balinese pieces of art, such as: paintings, sculptures (wood and limestone) and songket (embroidered handwoven textiles). They pay homage to the artistic genius of Paradise Island.

THE HOUSES
Villa Vastu consists of -3-larger buildings (and -3- smaller buildings) with a built space of app.1009 m².

ORCHID HOUSE
Two-stored house.The plush master-bedroom is on the second floor with a king size bed and King Coil mattress, veranda, daybed, large bathroom with tub and shower, WC+ bidet and large wardrobe. It is equipped with all modern amenities for a shorter or longer stay. Air Conditioning. On the lower floor you find a bedroom and en-suite wardrobe and bathroom with shower, massage room, library and office room. All rooms have AC.

LOTUS HOUSE
One-stored house with 2- completely equipped apartments (app.130 m²) with 2-bedrooms/bathrooms, wardrobes. A connecting door which can be closed creates a single apartment. Air Conditioning.

BALE BENGONG
Large open living hall with a dining area for up to 12 guests, where you can relax,unwind, unplug, read books and watch DVD movies from our library (or your own stock), TV, enjoy the delicious Asian meals prepared by our cook Nyoman. Adjacent are the fully equipped kitchen and staff quarters. Villa Vastu is protected day and night by our security personnel (though this is hardly necessary). Enjoy yourself and live like an old Balinese king.
