Rates Exclude
* A one-time cleaning fee of THB 5'000 is charged to cover the cost of cleaning when guests depart. However guests remain fully resposible for cleaning up agter themselves, with no trashing of the plae and leaving dirty dishes; extra cost may occur otherwise.
* A damaged deposit of THB 10'000 is required on arrival. This will be collected as a cash payment. Guests will be reimbursed on check-out. The deposit will be refunded in full in cash, subject to an inspection of the property.
* Private Taxi Transfer from and to Koh Samui Airport. Approximate cost : Car Price (1-4pax) THB 550 each way; SUV(4-6pax) THB 700 each way; Minivan(6-10pax) THB 800 each way
Cancellation Policy
Initiated by the guests : If the cancellation is made 30 days or 45 days for specific seasons before the arrival date, the guests will not to pay the due balance. If the cancellation is done after the balance is paid, the full rental payments are forfeited.
Initiated by management : If the guests do not pay the due balance on time, management has the right to cancel the booking reservation and to keep the deposit. If management cancel the booking after the deposit and/or balance payment, all the payments received will be refund to the guests with no obligation for management to find an alternative rental solution for the guests.
Payment Terms
50% deposit is required upon the confirmation of a reservation
Balance is due not later than 45 days prior to arrival for high and low seasons, and 60 days for Christmas / New Year period
All payment are required to be made by bank transfer net of all charges
