Location
The villa, located in the tropical mountains on the north west of the island, is five minutes drive north of the town of Nathon and 25 minutes drive away from the international airport. The beach offers a huge expanse of beach combing and crab hunting at low tide for kids, and of course numerous nearby restaurants where one can sample some of the local Thai cuisine while they have their feet in the sand.
By far the best attraction of Vista Mar, as the photos attest to, are the panoramic sea-views and amazing daily sunsets across the coastline, the Angthong Marine Park and the Gulf of Thailand. The huge swimming pool is ideal for taking in the sunset views, and perfect for sipping a gin and tonic by our staff who are very well trained in preparing such drinks.

Cancellation Policy
* If it becomes necessary to cancel all or any part of the booking, ‘The Villa’ must be notified in writing (email acceptable). The cancellation will take effect from the day the written confirmation is received. The following cancellation charges will be payable depending on when the notification of the cancellation is received in writing, as well as the period of stay in the villa:
Low, High & Prime Seasons: 30 days or more before arrival date:
All payments received are forfeited; however, the value of the payments received up to the cancellation date will be credited for a maximum period of nine (9) months from the date of the cancellation confirmation by ‘The Villa’. This credit value may be used by the client or anyone on their behalf, for any reservation providing the equivalent season or lower is applied, during any period upon availability and, exclusively for the same villa reserved initially. The credit cannot be applied to a higher rate season than originally booked.
Standard and Prime Seasons: less than 30 days prior to arrival date:
All rental payments are forfeited. Any 9 month credit stated above is only applicable should ‘The Villa’ secure another reservation that covers the initial cancelled reservation.
Xmas Season (Christmas and New Year period):
All rental payments are forfeited. Any 9 month credit stated above is only applicable should ‘The Villa’ secure another reservation that covers the initial cancelled reservation.
* The above stated cancellation charges will also apply if ‘The Villa’ is forced to cancel the booking due to non-payment of the balance.
* If the dates of the booking require changing or amending, this may be treated as a cancellation of the original booking and cancellation charges may apply.
* Any change to the original reservation is subject to an evaluation and approval by ‘The Villa’.
* Any penalty charge for early departure will be subject to negotiation with ‘The Villa’.
Insurance:
* It is a condition of the booking that the entire party is covered by comprehensive travel insurance (including cancellation, flight delays, loss and damage to baggage and other property) and health insurance. ‘The Villa’ is not responsible for any and all claims, including any accidents related to the use of ‘The Villa’ facilities or locally procured third party services such as, watercraft, water sports, car, jeep or motorbike rental etc.
* ‘The Villa’ shall not be responsible for any delay, additional expense or inconvenience caused directly or indirectly by events outside the Villa’s control such as civil disturbances, fires, floods, severe weather, acts of God, acts of Government, termination of supply of electricity and water on the Samui Island or ‘The Villa’ area etc.
Payment Terms
* Payments are to be made by card through a secure payment gateway or a bank SWIFT transfer to our nominated bank account.
* Deposit: To guarantee this booking, you will be required to pay a 30% deposit.
* Final Payment: The balance of total rental amount is due a minimum of 30 days before the check-in date.
Terms & Security Deposit:
• As a form of security (and for peace of mind) for the villa owner, the Guest Manager will request on arrival a fully refundable $5000 or 15,000 THB (cash only) security deposit from the guest.
• Please note that any minor damage / breakages shall be charged at the end of your stay, at replacement value. If required, damages must be paid and will be requested by the General Manager and paid in full before departure.
