Cancellation Policy

In case of cancellation of a Confirmed Booking, the following cancellation charges will be payable by the Client, depending on the period of stay and the cancellation notification date. Cancellation must be notified in writing (email acceptable).

Low and High Season -
Cancellation notified at least 30 days prior to arrival:
* All money paid is forfeited but credited for 9 months from the date of reception of the cancellation by Management.
* The credit value can be used by the client or anyone on his behalf during any period, subject to availability and solely for the Property initially booked.
Cancellation notified within 30 days prior to arrival:
* All money received will be forfeited.

Peak Season -
All funds received will be forfeited or refund in pro rate should the Manager/Owner source a replacement booking.

Failure for the client to pay the balance in time, modification of booking period and early departure is deemed a cancellation and cancellation charges will be payable unless otherwise agreed in writing.

Payment Terms

Deposit Payment
* To guarantee this booking in the first instance, you will be required to pay a deposit equivalent to 30% of the total rental due or 50% for Christmas and New Year period.

Balance payment
* Full balance is due at least 30 days prior to arrival

Last minute reservation
* In case of reservation within 30 days of arrival, full payment may be requested at once before the arrival date

Kindly inform upon confirmation of your reservation, which form of payment would be preferred.
* Payments may be made by Telegraphic Transfer to our company bank account or through an online payment gateway with your credit card (visa or master card).
* If payment by credit card is preferred this will incur an admin fee.

As a form of security (and for peace of mind) for the villa owner, the Guest Manager will request on arrival a fully refundable US$150 or 5,000 THB (cash only).
* Please note that any minor damage / breakages shall be charged at the end of your stay, at replacement value. If required, damages must be paid and will be requested by the General Manager and paid in full before departure.

The villa is air-conditioned throughout, with a fully-equipped kitchen to Western standards with all facilities: Large Double-door fridge-freezer with ice maker, Bosch brand oven/hob, and dishwasher, microwave, kettle, toaster and all other kitchen equipment needed for you to be able to cook at the villa as if you were at home.

All guest bedrooms feature king or queen beds with high-quality, Western-standard mattresses, with each bedroom featuring its own en-suite bathroom with rain shower, WC and wash basin. Air conditioning and ceiling fans are also in each bedroom to ensure quality sleep, and built-in wardrobes offer plenty of storage space.

Guest Access
Rental of entire villa, 3 bedrooms are on the top floor.

Parking is available in the garage. Please note that the driveway is rather steep, and parking is also available on the street below the villa, if more convenient for you. Motorcycle parking is also available in a designated space outside the villa.
