Cancellation Policy
1. If it becomes necessary to cancel all or any part of the booking, 'The Villa' must be notified in writing (email is acceptable). The cancellation will take effect from the day the written confirmation is received. The following cancellation charges will apply based on when the cancellation notification is received in writing:
1.1 More than 30 days before the arrival date: The deposit will be forfeited.
1.2 Less than 30 days before the arrival date: All rental payments (100%) are forfeited.
2. If the deposit has been paid and the balance is not paid, all payments are forfeited immediately without prior notification.
3. Changing or amending the dates of the booking may be treated as a cancellation of the original booking, and cancellation charges may apply.
4. Any change to the original reservation is subject to the approval of 'The Villa.'
Payment Terms
* Terms & Conditions will be sent to the guest for signature.
* Upon arrival, the Guest Manager will request a fully refundable security deposit of $300 or 10,000 THB (cash only) for the villa owner's peace of mind.
* Please be aware that any minor damages or breakages will be charged at their replacement value at the end of your stay. If necessary, these charges must be paid in full to the General Manager before departure.

The elongated stone-tiled pool leads to a mirror-clad wall, all set within a vast travertine patio deck.
On either side of this deck, you'll discover two charming pavilions. One houses a cozy sala pavilion with built-in sofa seating, while the other features a BBQ kitchen and bar. The lush greenery along the garden walls completes this picturesque scene.
Villa Akasha seamlessly connects its indoor and outdoor living spaces. The spacious open-plan living room, with a double vaulted ceiling, opens onto the pool deck through custom-made sliding glass walls. It encompasses a lounge, dining area, and a fully-equipped kitchen. A comfortable TV lounge, complete with a large LED TV, plush sofa, and coffee table, extends from the living room and also opens onto the pool deck.
All three bedrooms in this villa offer equal indulgence. Each boasts a King-size double bed, air-conditioning, LED TV, and opulent en-suite bathrooms. The master bedroom suite, adjacent to the living room, provides a spacious retreat with a sofa, coffee table, and desk. It features a high ceiling with suspended fans and opens onto the pool deck via sliding glass doors. The en-suite bathroom is a sanctuary with a dressing room, built-in terrazzo tub, walk-in rain shower, and twin vanities. The second double bedroom, accessible from the living room, opens onto a secluded garden area at the side of the villa. It includes an outdoor sofa and connects to the main pool deck. Its en-suite bathroom features twin vanities and a walk-in shower.
Upstairs, the third double bedroom is a haven with a desk and settee, opening onto a glass-fronted balcony overlooking the pool and garden. Its en-suite bathroom includes a walk-in shower.
