Villa Sunyata enjoys an ideal location with two of Phuket’s finest beaches Kata beach and Kata Noi beach within five minutes-walk from the villa. The vibrant Kata beach offers some of the island’s best water activities, restaurants, cafes, and shopping. The Kata Noi beach on the other hand, is relatively quiet and suitable for those who want to relax and soak up the sun, away from the crowds.

Early check-in and late check-out depend on availability and cannot be guaranteed:
Check-in fee before 2:00pm is charged US$500 and Check-in before 8:00am is considered a one night stay
Check-out up to 6:00pm is charged US$500 and Check-out after 6:00pm is considered a one night stay
Cancellation Policy
Notice of cancellation must be sent in writing via email to your villa specialist and will follow the general cancellation fees below:
– 20% of the total rental amount will be forfeited if the cancellation is made more than 65 days before the start of the rental period,
– 50% of the total rental amount will be forfeited if the cancellation is made between 30 and 64 days before the start of the rental period,
– 100% of the total rental amount will be forfeited if the cancellation is made between 1 and 29 days before the start of the rental period.
Payment Terms
* 50% deposit is due within 3 calendar days upon booking. Full payment is due 65 days prior to Lessee’s arrival date.
* There is a USD 1,000 security deposit payable by cash on arrival. It will be returned to the lessee prior to check-out.
In the event that the villa incurred damages or any breakages during the stay of the guests, the costs will be deducted from the security deposit. This excludes normal and acceptable wear and tear.

The 8-bedroom Villa Sunyata offers astonishing views over the ocean, the most amazing sunsets and direct access to a private cove. Built with complete privacy in mind, the holiday home also offers communal spaces such as the living, dining and pool. The villa boasts of a dedicated team of staff who are on hand to provide the highest degree of customer service and to ensure every stay is memorable and enjoyable.
Bedrooms
Each of the 8 bedrooms of Villa Sunyata is located in a different wing to ensure complete solitude. The accommodation has three master bedrooms – one at the ground level and the other two at the second level. One other bedroom, also at the ground level, is similarly furnished as the master bedrooms. Four other bedrooms are also located at the second level. The master bedrooms have outdoor terraces and all the other bedrooms overlook the garden. Each bedroom has a dedicated bathroom with all the necessary toiletries.
Living areas
The living room of Villa Sunyata, at the second-level opens onto the pool. The ground level houses another living area, fitted with TV console to enjoy movies. The bi-fold doors can be opened to let in the cool breezes and closed for air-conditioned comfort. The villa features a kitchen with a skilled cooking team. It extends into the dining area where guests can enjoy their meals overlooking the pool. Outdoors, on the ground level is an expansive well-kept lawn. The second level houses the view deck dominated by the large infinity pool. The pool beds also provide unobstructed, panoramic views of the Andaman Sea.
