Location

Max Wadiya villa is located in the village of Urawatta, two kilometres south of the fishing village of Ambalangoda and its wide and almost deserted sandy beach, fringed by coconut palms. Neighboured by tiny village homes hidden amongst the coconut palms, the villa enjoys a wide beach frontage with the ocean always in view and where the only other people guests are ever likely to encounter are the fishermen – and that too, early in the morning when they cast their huge nets into the sea. Ambalangoda is also famed as a centre of southern culture - dancing and mask-making in particular. The beach mecca of Hikkaduwa is about 15-minute drive from the villa.

Cancellation Policy

General cancellation
*30% security deposit is non-refundable at all times
*The remaining 70% of the total cost will be refunded provided the cancellation notice is received 60 days prior to the arrival date
*Cancellations received 45 days prior to the arrival date will be charged 50% of the amount remaining
*Cancellations received 21 days prior to the arrival date will be charged 60% of amount remaining
*Cancellations received after that will be charged 100% of the total cost of the booking

Holiday season cancellation (15 December - 15 January)
*The 50% booking deposit for this period is non-refundable.
*The remaining 50% will be refunded provided notification is received no later than 60 days prior to the arrival date.
*Cancellations received no later than 45 days before arrival date will be charged 30% of amount remaining.
*Cancellations received later than that will be charged in full.

5 Bedroom Boutique Villa with 2 seperate suites

The villa follows a ‘no watch, no wallet, no shoes, no menus’ policy to provide guests a unique rejuvenating experience, to connect with the self and away from it all. The villa is serviced by a hands-on team of friendly staff providing a truly personalised service, catering to the whim of every guest. The environmental-friendly villa follows all green practices including solar panels for water heating, a water harvesting tank, recycling system and the use of fresh organic produces for meals.

Bedrooms
All the 5 bedroom suites in Villa Max Wadiya are air-conditioned and have attached bathrooms. The main villa building houses three bedrooms in its 2 storeys fitted with double beds. Two luxury suites are set is a separate building, with each enjoying a complete floor and sliding glass doors and windows maximise the sea views. Each of these suites includes a bedroom, living room, mini pantry, dressing area and bathroom. All rooms are tastefully furnished in antique colonial pieces and have access to their own veranda, which overlook the sweeping coastline and magnificent ocean.

Living areas
The living rooms of Max Vadiya are well-furnished with a comfy sofa and entertainment facilities including TV, music systems, a library of books and DVDs, and games. There is also a massage pavilion by the pool where guests can enjoy, on request, hour-long massages with aromatic herbal oils. Outdoors, a secluded 40x20-ft saltwater pool is set in a landscaped garden and coconut grove, and seems to flow into the ocean. An attached baby pool, with water toys is ideal for toddlers. Kids will especially love the vast spaces where they can play cricket, badminton, or borrow fishing rods and try their luck in the ocean. There’s even a turtle hatching box in the garden to support their conservation. A staff of 8 is at your disposal at all times. The property managers lives on site for assistance as well as 3 chefs. The additional massage pavilion is available for Ayurvedic treatments (external instructor). A complimentary Sri Lankan cooking lesson is also available on request.
