Location
Banyan Villas are located in a area (known as a "Moo Baan") called Coconut Paradise on the beach side of the road on the outskirts of Bang Por on Samui's North coast. The surrounding area is quiet and away from the mass tourism areas of Chaweng and Lamai. The beach is a 30 second walk away where 3 restaurants can be found within 2 to 5 minutes walk and many more within 10 minutes walk. Along the road there is a further restaurant 100 metres away and a small local shop.
Within 1km there are convenience stores, a gym, local fruit and veg stores, massage shops and an Italian restaurant. Within 5kms a host of activities can be found including a first class golf course, ATVs, Archery and the nearest town of Maenam where more shops can be found including a French bakery, restaurants and a "Walking Street" market every Thursday night.
Further a-field, about 20 minutes drive you will come to Bophut, which sports a host of restaurants and bars of all description, water sport activities and a buzzing night market on Friday and Saturday nights. The airport and major stores, such as Makro, Big C and Tesco Lotus are about 30 minutes drive away.

Cancellation Policy
Covid-19 Special Cancellation Terms and Conditions:
Whilst the Covid-19 pandemic continues to disrupt international travel, the Special Cancellation Terms and Conditions below will apply:
In the event of cancellation of a reservation / booking for any of the following reasons, the Guest will be given full reimbursement of the deposit and / or full payment (less bank or transfer fees).
* Should the Guest be infected with Covid-19 or test positive - up to one week before arrival in Thailand - valid proof of this is required
* Should the Guest be unable to travel to Koh Samui, Thailand due to flight cancellations by the airline as a result of Covid-19
* Should exit from country of Origin or entry into Thailand not be permitted due to new government regulations coming into force between the date of booking and the date of travel.
* Should new quarantine restrictions, preventing travel, come into force in the country of Origin or in Thailand between the date of booking and the date of travel.
Reimbursement through the Covid-19 Special Cancellation Terms above are dependent on the Guest having co-operated fully with respect to all travel and health documentary or other published requirements by the governments and authorities in the country of departure and Thailand.
No refunds will be made for bookings where the guests stay for a curtailed number of days.
Irrespective of the Covid-19 Special Cancellation Terms above it remains a condition of the booking that the entire party is covered by comprehensive travel insurance, which Guests will need to purchase independently of their villa booking.
Cancellations for reasons other than those mentioned above will be subject to our Standard Terms:
Customer Cancellation
In the event that you have to cancel your booking at any time it should be noted that no refund can be made of either deposits or final payments under any circumstances.
It is a condition of the booking that the entire party is covered by comprehensive travel insurance, which you will need to provide separately to your booking, such insurance should provide compensation to you in the event of cancellation.
Banyan Villas Cancellation
Although it is unlikely that Banyan Villas will have to make any changes to confirmed arrangements, it is sometimes unavoidable in which case we will advise you at the earliest possible date.
If, for any reason beyond our control, we are unable to provide you with the property booked, Banyan Villas shall reserve the right to cancel the reservation. If the properties are damaged or rendered unusable Banyan Villas will try to locate an alternative property for the period required. However, if this is not possible, or you do not wish to be transferred, Banyan Villas will cancel the booking and refund you in full, less any bank transfer charges. Banyan Villas shall not be liable for any further obligations or claims by the client.
Payment Terms
- Deposit (non-refundable)
An initial deposit of 30% must be paid to confirm a booking. Payment should be made by direct bank transfer, account details will be provided when making your reservation.
No contract will exist between you and Banyan Villas until Banyan Villas has received and accepted the deposit payment. Your reservation will be confirmed upon payment of a deposit.
If payment has not been received within 10 banking days, Banyan Villas will assume that you have cancelled the reservation.
- Balance (non-refundable)
Payment of the outstanding balance is due 8 weeks before the arrival date and Banyan Villas will send out a reminder close to the due date. If the booking is made within 8 weeks of the arrival date, 100% of the cost of the property rental shall be due at the time of booking. Again payment should be made by direct bank transfer.
Stunning tranquil Villa 30 seconds from the beach
The Villa is entered off the pool deck through double doors which lead into the 60 square metre living area. The living area can be opened out onto the pool deck by opening a 7 metre set of folding doors straight making the living room and pool deck one huge living space.
The living area finished in a mixture of Thai teak and English oak and will comfortably accommodate 8 guests. To entertain you we provide a flat screen smart television, DVD player and internet TV channels with numerous sports, news and entertainment channels in a number of languages with on demand programming including over 1000 movies.
The European style kitchen area is fitted out with modern cooking appliances including oven and separate hotplates, microwave, two fridge-freezers, coffee maker, rice cooker, toaster and cooking utensils. A full complement of crockery, glassware and cutlery is also provided.
The dining area is equipped with an oak dining table will accommodate 8 in comfort and has views over the pool deck and garden. The pool deck is equipped with easy chairs occasional tables and sun-loungers.
A hallway leads to the bedroom wing. The Master bedroom which has its own patio doors to the pool deck is furnished in a contemporary style with a teak King size bed and features a generous en-suite bathroom with double sink, shower and dressing area. The second bedroom is also equipped with a King size bed, the third and fourth bedrooms have twin beds and all bedrooms feature en suite bathrooms. All bedrooms have fitted wardrobes and are equipped with both air-conditioning and ceiling fans. An additional children's bed and/or cots are available on request.
Complimentary Wi Fi internet access is available throughout the villa.
The Villa is built around its own private pool surrounded by mature gardens filled with tropical colour and protected from outside disturbance by the surrounding wall. The 10 metre pool varies in depth from 1.2 to 1.6 metres about 1.2 meters deep, a shallow are features a Jacuzzi with umbrella and small table within the pool. Sun-loungers are available on the poolside terrace, along with a garden table and stools.
