Palm Villa Chiang Mai faces the stunning Doi Suthep mountain and is located at the entrance to a beautifully quiet lane alongside a stunning stream.
Palm Villa is only a short drive to some of Chiang Mai's most popular cafés, bars and restaurants. The old city of Chiang Mai which is only a 20-minute drive has a buzzing nightlife scene with various rooftop bars and entertainment venues.
Surprisingly, Chiang Mai is also becoming very well known for fine dining restaurants with a wide array of cuisines to choose from as well as excellent shopping from upmarket boutiques to local markets and beautiful art galleries.
Kids will love the skate parks and cinemas and be amazed by the colourful daily ceremonies that take place on the streets and in the temples of Chiang Mai.

Cancellation Policy
If it becomes necessary to cancel all or any part of the booking, Villa Management must be notified in writing (email acceptable). The cancellation will take effect from the day the written confirmation is received.
The following cancellation charges will be applied depending on when the notification of the cancellation is received in writing by Villa Management and the period of stay in the Villa by the Guests:
Low and High Season Bookings
* Cancellation notified at least 30 days prior to arrival:
- All money paid is forfeited but credited for 9 months from the date of reception of the cancellation by Rentivo Group Ltd. (RG).
- The credit value can be used by the client or anyone on his behalf during any period, subject to availability and solely for the Property initially booked.
*Cancellation notified within 30 prior to arrival: All money received will be forfeited.
Peak Season
* All funds received will be forfeited or refund in pro rata should RG or the Manager/Owner source a replacement booking.
*Failure for the client to pay the balance in time, modification of booking period and early departure is deemed a cancellation and cancellation charges will be payable unless
otherwise agreed in writing.
Payment Terms
A deposit of thirty percent (30%) of the total rental amount including service charge and taxes, if applicable, must be paid by the client within 5 working days after receipt of the invoice sent by RG to confirm the Booking.
The remaining balance will be required in full no later than 30 days prior to the date of arrival, regardless of the season.
For “Last Minute” reservations (made less than 30 days prior to arrival) and regardless of the duration of stay or the season, the full payment will be required from the client so as to secure the booking.

Palm Villa is located just 25 minutes outside of the old city in a beautiful undisturbed plot surrounded by rice-fields in the Kok Mu Pa ares of San Sai.
This modern villa houses 4 themed bedrooms inspired by cities and countries across the world.
The master suite is an expansive bedroom that contains a large custom-made walk-in closet with glass fronted doors and LED lighting. The soft neutral colours are perfect for a relaxing evening and the comfortable memory foam ergonomic mattress is guaranteed to offer the perfect night sleep. Also included is a large seating area with two very comfortable sofas and a large 55 inch smart TV for you to be able to watch a selection of included movies as well as Netflix. This is the only bedroom that has its own private balcony offering stunning views of the mountains as well as the rice field beyond the boundaries of the house. The bathroom has been designed with soft cream colours and silver accents and also includes a bathtub, rain shower, dual sinks and various shower gels, shampoos and conditioners.
As soon as you step into the African suite the faux cowhide bed will immediately capture your imagination. This absolutely stunning custom handmade bed is not only extremely eye-catching but also incredibly comfortable as well. All of our bedrooms use a very high quality memory foam ergonomic mattress that mould to the shape of your body and insures an incredibly relaxing and comfortable sleep. All of the bedrooms also have electronic blackout blinds as well. One of the most unique features about this room is that it includes its very own outdoor waterfall jungle shower!
The Moroccan suite is a truly unique bedroom that will transport you to a Moroccan villa. The room itself has a custom made suede bed with ceiling headboard and stunning handcrafted side tables and handmade bedside lights. A low floor seated cushion area can also be found just like in Morroco with an ornamental shish-a pipe flown straight from Bahrain. A stunning golden pillar takes pride of place in the room and the cosy and traditional curtains make the room feel warm and inviting. This room truly comes alive at night with well-placed LED lighting and soft furnishings. The bathroom also has a unique feature in that it contains a bath that is surrounded by glass that allows you to have unrestricted views of the mountains and the rice fields around you.
The Los Angeles suite has been designed to be the perfect retreat for young girls who will be transported to the very own Los Angeles dream! The beautiful styling of soft pink and rose gold finishes brings the room together perfectly and is an extremely comfortable place to relax and sleep after a hard day playing or touring this magical city. The ensuite bathroom includes a soft rain shower and Italian imported tiling gives it a luxurious finish. A Sony TV is included as well as access to a large balcony which interconnects with the other guest bedrooms offering fantastic views of the expensive garden and mountains around the villa.
The open indoor / outdoor living spaces are perfect for lazing around and feel like a seamless extension of the outdoor living areas thanks to large sliding glass panel doors.
Palm Villa has been made to be a complete all in one entertaining space with several areas to enjoy.
A fully replicated English pub, a unique wine spa and a rooftop palm villa roof terrace provide customers with everything they need at their fingertips. The huge wrap around sliding doors lead you to the large white-stone patio and BBQ area where you can enjoy the sights, smell, and sounds of the mountains.
