Location
Villa Chan Grajang is a 3 minutes drive from Surin Beach, near the Catch Beach Club and other trendy venues such as golf courses and internationally renowned restaurants. The villa is a 30-minute drive from Phuket International Airport. The local shops and supermarket are all within 5 minutes drive. The house faces North West with stunning sun sets out over the Indian Ocean and views over Surin, and Bang Tao.

* For weddings and private parties, surcharge may be applicable depending on number of guests (a maximum number of guests also applies)
Cancellation Policy
The cancellation will take effect from the day the written confirmation is received (email acceptable). The following cancellation charges will be applicable depending on when the notification of the cancellation is received in writing and the period of stay in the Villa. All cancellations made by the Lessee are subject to penalties below:
A) 45 days prior to arrival - If the cancellation is made within 45 days prior the start of the rental period, all payments are forfeited one hundred per cent (100%) of total rental amount.
B) 46 days or more prior to arrival - If the cancellation is made within 46 days or more before the start of the rental period, all payments are forfeited but credited for 9 months from the date of the cancellation confirmation by the Lessor. The credit value can be used by the Lessee or anyone on his or her behalf for any reservation, during any period upon availability and solely for the villa initially reserved.
C) For Peak season / High season booking period, for any cancellation after the deposit and/or balance payment paid, all payments are forfeited (non-refundable).
E) A shortening of stay for any reason after arrival is considered as a cancellation. all payments are forfeited one hundred per cent (100%) of total rental amount. Upon cancellation of a booking, $100 USD cancelation fee will be applied and deducted from the money paid, and the villa will refund any remaining balance to the lessee (Bank fee not applicable).
Payment Terms
When booking the villa less than six months in advance, within 5 days of booking, a minimum initial deposit of 50% will be required. If the required initial deposit payment is not received within the 5 working day period, the villa reserves the right to void the Guest’s booking request. This initial deposit is non-refundable. Balance of payment is due in full 45 days before your expected arrival date. (Any stay period except below periods);
Balance payment of 50% by 60 days prior to arrival (stay periods of peak season / high season, which is Chinese New Year, Easter, Christmas, and New Year, and any other periods which are notified at the time of confirmation) If you are booking the villa more than six months in advance, a 25% initial deposit is due within 5 calendar days of booking. The additional 25% of the deposit will be requested 6 months prior to your stay. Balance of Payment is due 45 days prior to arrival.
If the booking is made less than 30 days prior to arrival, then full payment to be received by the villa no later than 7 days from the booking being confirmed. If the booking is made 7 days or less prior to arrival, then full payment to be received by the villa no later than 3 days from the booking being confirmed.
No contract will exist between the guest and villa owner until receipt full of funds. If payments are not made on or before the due dates as required herein, the Owner or the Owner’s Representative shall be deemed cancelled the booking without any further notice required and reserves the right to allocate the Villa to another client and non – refundable for all money paid. Cancellation charges may apply as detailed below.
Luxury modern living in stunning settings
Villa Chan Grajang comprises of two villas, each with its own swimming pool, with a total internal and external space of over 2,200 square meters. The first villa has four double bedrooms while the second villa has two double bedrooms with en-suite bathrooms. Together, both the villas can sleep 12 people. Four of the six bedrooms have their own deck areas, with outdoor furniture. The upstairs sitting room opens out and is the perfect place to invite friends over or relax before dinner. The snooker room has a 3/4 size snooker table, darts board, bar area, extensive board games as well as TV and DVD. The entertainment room has a 50 inch plasma screen.
Outdoors, Villa Chan Grajang has wooden table seats for 12 and is ideal for BBQs or a lazy breakfast. The indoor dining room offers views out over Surin Beach. The main villa has a stunning 22 meter by 5 meter infinity pool for recreation or laps. There is sala, for in house massages as well as a fully functional gym. Indoor and outdoor living areas are equipped with Bose sound systems as well as iPod docks, DVD and CD players in the major bedrooms. The villa also has a 30 meter all weather chipping and putting area on the lower lawn as well as extensive lawn areas.
The guest villa has its own pool and own modern Western kitchen facilities. Both villas are serviced by live in staff. A local phone service as well as wireless internet access throughout Villa Chan Grajang. Laundry is also done on site. The lush and extensive grounds are ideal for events, weddings or special occasions. The house has extensive grounds, lush lawns, and stunning panoramic views of the bay which create a magical setting. As well as sleeping 12, the house and grounds can comfortably hold 90 + people.
