Excellent villa and experience

The Villa met all our expectations. Excellent room layout and facilities. The staff were very good and the in-house Chef prepared the best meals everyday!

Luxury lifestyle...

This villa is AMAZING! The pool is stunning and the ocean views in the distance are a plus. We loved the theatre room as we are a film club and watched several movies over the three days. The chef prepared outstanding Thai food for us and the meals were worth coming back for alone. My husband and I had the main suite - so we had our own lounge area, a private balcony and a huge bathroom with a spa bath. I would recommend this villa to a group of friends or an extended family - there is plenty of space for everyone to chill out without getting in each other's way. There was a van and driver who took us anywhere we wanted to go - so it was all very easy and relaxing!

A very comfortable and attractive villa, with good local cuisine and friendly staff

We were at the villa over a long weekend in a party of ten, and had a wonderful time. The villa was comfortable and spacious, and the staff were friendly and obliging. The chef was particularly good, and we enjoyed several delicious meals. The poolside area was also very attractive, particularly at night (there being limited shade during the day). All in all, it was a great place to stay as part of a group.

Great food and plenty to keep us busy at this gorgeous villa

One Waterfall Bay had lots of luxurious space for our big group and we made the most of the movie room, swimming pool, spa room and pool table. The surrounding gardens were very pretty and well looked after and the ocean (although you can't actually get to it from the villa grounds) was within sight and sound. Big thanks to the great chef who presented one lovely meal after another and took the not always easy demands of our group in her stride and always with a smile. There were a few problems with the entertainment system (movies and music), which would be good to get sorted out so that the facilities can meet the high standards of the accommodation. But nothing that stopped us from enjoying a great weekend.

The perfect getaway with a group of friends.

Very spacious accommodation. Great for a mixed group of couples and singles. Pool table, table tennis, room and swimming pool make it great for socialising. Villa on 4 levels so maybe not practical for anyone not good with steps.

Wish we had stayed longer.....

We (10 of us) rented this Villa for a long weekend. It was certainly the best villa I have stayed in in Phuket, there was plenty of room with lots of comfy sofas, and there was a great view over the bay. The chef prepared us the most wonderful thai food, and was very happy to prepare suggested dishes. The driver was great as we kept extending our shopping trip again and again, which was met with smiles. We made good use of the pool and cinema room. The pool table was an unexpected added bonus, great for a group holiday!

Breathtaking Villa

The villa was grand with high quality interior furnishings. The facilities were top notch, more than you could ask for from a hotel. We traveled with a few families and young children; and the staff were extremely accommodating (especially the driver). They even did our laundry, which was a pleasant surprise. We were there for 3 nights and didn't get time to utilize the spa room. Plenty of things to do in and out of the villa. Next trip, we will stay for longer!

Waterfall Bay villa is set in a peaceful hillside estate with expansive sea views, just minutes from Kamala Beach. It is about 30-minute drive from Phuket International Airport while Patong is just a 20min drive south. The villa is within easy reach of fine restaurants serving Italian, French, and Japanese cuisine in exotic and casual settings. The villa is also within convenient driving distance of several golf courses.

Rates Include

* Daily rates include 10% service charge and 7% tax.
* During New Year period, starting from 27th Dec to 15th Jan, require 10 nights minimum stay.
* For Chinese New Year and Easter, minimum stay of 5 nights at full rate.
* Discounted rates for stays of 10+ nights
* One 10-seater car & driver for 8 hrs/day (exclude petrol)

Cancellation Policy

Cancellation of a booking includes but is not limited to:
* Cancellation of one or more days of a booking.
* An amendment of a booking so that none of the dates of the booking once amended fall within the same dates that originally constituted the booking.
* Failure of all Guests to provide the required documentation on arrival (eg. Passports or suitable identification).
* Attempt by the Guest, their party or visitors to hold an event at the Property in breach of these Terms and Conditions or breach of any rules applicable to the Guest's chosen Property.

In the event that the Guest cancels a confirmed booking, the following cancellation fees will generally apply:
* 20% of the total rental amount will be forfeited if the cancellation is made more than 60 days before the start of the rental period.
* 50% of the total rental amount will be forfeited if the cancellation is made between 30 and 60 days before the start of the rental period.
* 100% of the total rental amount will be forfeited if the cancellation is made between 1 and 29 days before the start of the rental period.

The applicable amount will be deducted from the deposit and sums paid, and the manager will refund any remaining balance to the Guest.

Please note that these cancellation terms apply for regular booking periods. Special cancellation terms may apply for peak/high seasons and will be stated in the Property description, booking confirmation or reservation voucher.

Payment Terms

When the Guest makes a booking request, the Guest must make the appropriate deposit payment within 5 working days of availability confirmation. If the required deposit payment is not received within the 5 working day period, the villa reserves the right to void the Guest's booking request.

- For rentals beginning more than 75 days after the date of the booking request – a deposit of 20% of the total rental amount is payable.
- For rentals beginning 75 days or less after the date of the booking request – the total rental amount is payable as a deposit.
- Where a 20% deposit applies to the booking, the Guest must pay the remaining 80% balance not less than 75 days before the scheduled arrival date.

Kindly inform upon confirmation of your reservation, which form of payment would be preferred.
* Payments may be made by Telegraphic Transfer to our company bank account or through an online payment gateway with your credit card (visa,master card or Amex).
* If payment by credit card is preferred this will incur a 3.9% admin fee.

Waterfall Bay Villa is an elegant five-bedroom retreat, with generous indoor and outdoor living areas, a cinema room, spa room, swimming pool and sea-view Jacuzzis. The villa offers first-class service and facilities in a beautifully designed, expansive tropical setting. Rooms are spread over four levels, with the main floor home to the living and dining rooms, a sparkling professional kitchen and an elaborate cinema room. Offering total privacy and rejuvenation, the villa is serviced by a Thai chef, a villa manager and concierge service.

Indoor and outdoor spaces take full advantage of the views and tropical setting, with a spacious pool terrace forming the heart of the villa. Waterfall Bay Villa has five well-furnished bedrooms including two master suites. One of these is twin-bedded while the others each have king-sized beds. All the bedrooms feature private bathrooms with bathtubs or Jacuzzis. A sixth smaller bedroom with a king-sized bed and ensuite bathroom provides an extra sleeping space for two.

A spa room with a sauna and whirlpool, a rooftop terrace and study offer some inviting spaces to relax and unwind. The living area comprises of living and dining rooms, a sparkling professional kitchen and an elaborate cinema room. For entertainment, the villa offers 90-inch projector screen, satellite TV, DVD players, Bang & Olufsen stereo with Bose speakers, PlayStation, iPod dock, pool table and table tennis. A nine-passenger car and driver is available on a complimentary basis for up to 8 hours a day.
